Bright 2-Bed, 2-Bath Flat by the Canal — Clapton

Hey! I’m looking for a new flatmate to join me in a lovely 2-bed, 2-bath flat along the canal in Clapton. It’s a bright, well-kept flat with great light throughout the day — it stays nice and cool in the summer and holds heat really well in winter. Each room has its own radiator, and there’s no gas, so bills are simple. Monthly bills come to around £100-£120 each (covering council tax, electric, water, and internet). Parking is also available for rent thru the building (Fenland House is building name)

The available room comes with a bed, bed frame, dresser for clothes (a bit on the smaller side, but there’s also under-bed storage), and your own private bathroom. We share a living room and kitchen. The flat is about a 4-minute walk from a mini Co-op, 10–15 minutes from Clapton Overground, and right by lots of beautiful parks and the canal. It’s the perfect spot to feel a little removed from London’s chaos but still super close to Hackney/some cafés and pubs.

A bit about me: I’m 31, originally from Los Angeles, and I work as a graphic designer in central London. I’m friendly and pretty chill / I go into the office 2–3 days a week / tend to keep to myself most of the time but am always down for a cheeky pint or convo! Looking for someone in their late 20s/early 30s - and move-in date is Dec. 4 (but flatmate may be moved out before then).

The tenancy is for one year with a 6-month break clause. My current flatmate and I have been here for a year (but living together for 2), and she’s only moving to be closer to London Fields — it’s been a really great home.
