Hi there! 👋 We are looking for a new housemate to join our home.

The property is a warm and spacious three-bedroom house in Lower Clapton, on quiet residential street right by Millfields Park, the canal, and Hackney Marshes. A bike ride from Hackney Wick and just a few minutes' walk from Chatsworth Road, close to great pubs, cafes, and restaurants. Homerton Overground station is a 15-minute walk, and Clapton Overground a 20 minute walk away. The house features a beautiful open kitchen, dining and lounge area that opens onto a leafy garden. One bathroom is shared between us, while the room available for rent has an en-suite toilet.

The room is £1250 + bills (around £110/month each) + £1200 for the deposit.

Council Tax Band C

-The house is largely furnished. The sofa and dining table in the living area and bed and cupboard frame in the bedroom belong to and will be removed by the vacating tenant. Bonus points if you have the living area furnishings, otherwise we will source replacements.

-Internet with Hyperoptic (approx. 158 Mbps upload / 21 Mbps download).

-Rent listed as PCM and excludes bills.

-Plenty of on-street parking (permit required via Hackney Council at an additional cost).

-The household is calm and peaceful - hosting of family and friends is welcome, but this isn't a party house.

-Managed by Dexters (letting agent)

We are looking for a someone considerate, tidy and happy to share a calm, friendly space:

-Preference for someone who wishes to stay for 1 year minimum. Our contract is until September 2028, although there is a tenancy swap option available if you need to relocate.

-Preference for someone who works from the office, or WFH a few days a week.

-No couples.

-Pets considered but we would need to consult our landlord first.

Current tenants:

Ella is a freelance prop buyer and stylist working across commercials, TV and film. When she's not on set, she enjoys catching up with friends, long walks, trips to the cinema and exploring galleries, or heading down a psychology rabbit hole on YT. She works from home sporadically and is very happy sharing the kitchen / living space with another WFH-er.

Angus is an English literature teacher working at a nearby secondary school. He is out of the house all day during the week and is often overseas surfing during the school holidays. In other moments he enjoys running, theatre, and attending music events and galleries.
