The room / apartment
I am renting a room in the ground floor apartment of this Edwardian mansion block, which is located on a quiet street in Lower Clapton, close to Hackney Downs, Hackney Central and Clapton stations. There are loads of great cafes / restaurants, green spaces and shops within walking distance.
There are double height ceilings throughout the apartment and lots of period features (original wooden flooring, sash windows, fireplaces and ornate cornicing and roses).
The dimensions of the room for rent are 4.14m by 2.42m (see floor plan). It comes with a bed, underbed storage and some shelves, and there is an option for it come furnished with more items (e. g. a desk, chair and mattress). Additional storage is also available in a large wardrobe in the corridor of the apartment.
There are two other bedrooms (one is mine and I will use the other as a study). You will have your own WC room (toilet and sink) and the shower room is shared with me (although I typically shower at work or at the gym).
You will have full access to the reception room (which is the highlight of the apartment) and the kitchen and dining spaces. The kitchen has plenty of storage including a large pantry and fridge / freezer. There is also a dishwasher and a washer-dryer in the kitchen.
There is secure bike storage in the basement. You can apply for a resident parking permit.
About me
I’m 29 years old and work around Moorgate as a lawyer. I am interested in politics, different sports / fitness related things, reading, films, theatre, cooking, music / going to gigs and exploring places around London. I typically work from the office three to four days per week.
I only moved into the flat a few weeks ago so I am in the process of building the flat out with more furniture in the coming weeks and months (e. g. the dining chairs and bench will arrive this week). I would like to make it feel like a proper home, and would be open to ideas from anyone who moves in.
Who I’m Looking For:
I would love a friendly and social person to have a nice chat with, not just a flatmate – and someone who would e. g. be up for cooking dinner together occasionally and hanging out. Equally, like many people in London, I work pretty long hours and I am often out and about, so I also value my own space and quiet time.
I’d be open to people aged between 25 and 35, and those who work from the office or with a hybrid work from home / office.
This isn’t a party house but I do have friends over for dinners / coffee / board games, and I would be happy for you to do the same (so long as your guests respect the space too).
I’m clean and tidy and would like someone who’s the same.
No couples and no pets (unfortunately!).
I’d like someone who is able to move in asap.
Bills (to be split equally):
- Council tax: Your portion would be approximately £67 per month
- Broadband: Your portion would be £8.50 per month
- Water: Your portion would be approximately £41 per month. I have asked Thames Water to install a meter which I hope will reduce this.
- British gas - heating and electricity: Your portion would be approximately £60 per month
- Cleaner: I don’t currently have a cleaner but would preferably like someone to come by every fortnight or so to do a thorough clean of the shared areas (the main bathroom and kitchen).
Viewing dates:
- Friday 13th March (evening)
- Saturday 14th March (morning and early afternoon)
- Sunday 15th March (all day)
- Potentially evening of 16th March and 17th March
