Large double room to let in Lower Clapton E5

We have a very large double room to let in our house in Lower Clapton. The room takes up the ground floor of a big three-storey maisonette. There are 2 entrances to the house (the main one is on the middle floor), a large living room and separate kitchen, 1.5 bathrooms, and a large garden terrace and separate balcony, both which get plenty of sun. The other three bedrooms are on the top floor.

The room is on street level and has a walk-in wardrobe, and will be furnished with a bed, a chest of drawers and a desk.

A bit about us - we are three friends and have lived in the house for three years and we really love it here! We're all from Ireland, have lived in London for a while and two of us work in universities and one of us in research. We're a queer-friendly, sociable house and hang out together a lot, and also love hosting dinners for our friends or having people over in the garden for BBQs or for our book club every now and again. But at the same time we're all busy people and are often out and about in the evenings. We would love our new housemate to be part of all of this with us, but also your room is on its own floor so you'd have as much privacy as you would like (there is also a separate entrance on this floor). And people generally work from home ~3 days a week.

The house is a 5-minute walk from Chatsworth Road with lots of great cafes and shops, a short walk to loads of great pubs and restaurants, less than 15 minute walk to Homerton Station (with plenty of bus routes around) and is really close to lots of green spaces like Hackney Marshes and Millfield Park, as well as the canal. We are also within walking distance of Hackney Central.

Bills are approximately ~£95 each monthly, including Council Tax (Band C), water, electricity and internet.
