Hi! We’re 3 friends looking for someone to join us in living in our beloved 3-storey house by Victoria Park in East London (E3)

Please see below for a full description of the house but the key highlights are:

• £1020 pcm plus bills (~£80)     
• Great location right next to Victoria Park, a 15-minute walk to Mile End tube station and easy walking/cycling distance to all the treasures of East London
• Double bedroom with view of Victoria Park
• Large double-tiered garden
• Fully equipped kitchen with dishwasher, laundry machine and dryer
• Spacious and homely living room
• 3 bathrooms!
• A friendly, sociable home environment

THE ROOM:

• The room is fully furnished with a double- bed, a large wardrobe, a tall chest of drawers, a bedside table, a desk, an office chair and a TV stand/storage unit. The last 3 are being left by our previous housemate so you’re welcome to keep / remove them
• It’s on the second floor of the house, with a spacious landing outside that you can use to dry clothes. The second floor also has a bathroom (toilet and shower) and Ferdinand’s bedroom. A nice touch is that the bedrooms don’t share a wall – they are separated by the bathroom

THE HOUSE:

• The house is a 3-storey, 4-bedroom period house owned by landlord that we’ve had a good relationship with over the past three years
• On the ground floor there’s a living room which is connected to the kitchen, from which you can access the garden. Having them all connected creates a large, sociable communal area in the house and is great for when we host friends too. The ceilings of the kitchen and living room are high as well which adds to the spacious feeling
• Garden – we have a large 2-tiered garden. The lower level is tiled and has an herb garden in the corner. The upper level is turfed with artificial grass and has a plant bed we use to grow tomatoes! Both gardens have tables and chairs. There are no large buildings nearby, so the garden gets the sun all day which is lovely! We also have a barbecue
• Kitchen – the kitchen is spacious and can easily have two people cooking simultaneously. It comes fully equipped with an oven, grill, gas stovetop, large fridge, large freezer, laundry/drying machine and a washing machine. We also have the usuals such as kettle/toaster/microwave/pressure cooker and there’s space for any extra gadgets you want to bring as well as having your own food cupboard
• Living room – we have a large, homely living room with a sofa, a dining table and a TV. Your plants/art/games are very welcome!
• 3 bathrooms – a ground floor toilet, a toilet and shower on the second floor, and a toilet and a bath/shower on the top floor

WELL-CONNECTED LOCATION:

• The closest tube station is Mile End (15-minute walk / 3-minute lime bike)
• We are a 2-minute walk away from the number 8 bus stop, a 5-minute walk away from the 277 and a 10-minute walk away from the 338
• Cycling – the area is perfect if you own a bike or are partial to a lime pass / Santander cycle. In under 15 minutes you can be as North as Dalston/Clapton or as Central as Liverpool Street. In under 10 minutes you can be at London Fields/Hackney Wick/Bethnal Green/Hackney Central. If you are cycling further North-East these routes tend to be away from busy roads, either through parks, along the canal or on dedicated bike routes. There is also a cycle superhighway to the City. We have plenty of space on the ground floor hallway for bike storage and there’s both a Santander cycle dock and a Lime bike parking spot outside the house

THE AREA:

• We’re looking for someone who is ready to fall in love with East London or who already loves it!
• The house is next to the south side of Victoria Park - within 60 seconds of leaving the house you can be in London’s best park
• We’re just off Roman Road which has lots of nice shops and cafes. We are also a 5-minute walk across the park from Victoria Park village which has more upmarket pubs/restaurants/stores
• It’s a very safe area on a residential street with a mixture of young professionals and families living in the houses nearby

THE HOUSEMATES:

• We’re 3 men aged 27, 26 and 26. 2 of us are working professionals in the civil service and one is currently in a startup career accelerator after returning to London following travelling for a year through Latin America. The house has been in our circle of friends for 3 years and we absolutely love it. We’re a relaxed and friendly house – we like cooking, sport, chatting, pubbing and going out to music events. We are looking for someone friendly, kind and fun - we’re sociable and would like to live with someone that would like to get involved in our various interests as well as get us involved in theirs!
