Room to rent near Mile End Station

Hi everyone,
I am leaving my room in a flatshare end of July. The flat is a two bedroom, one bathroom located near Mile End stadium, with Regents Canal at the end of the street. There is a nice balcony and a great living room/kitchen with view over Mile End Park. The street is a dead end so there is little traffic. Mile end station is 7 minutes walk and has the Central, District and Hammersmith running!
As I am leaving London entirely, I am open to reselling my desk, chair and cupboard that I bought when moving in, so in brand new condition!
The person taking over my room would need to replace me on the contract and therefore will need to undertake the necessary referencing process with the owners/agency.
The rent is £1,100 per month for the room, and additional costs like electricity, water and council tax amount to approximately £150 per roommate per month. The contract is due to expire March 15, 2027 but the renewal process last time was super easy. My flatmate is a quiet guy who works in Finance, you might meet him during the visit.
