Hello everyone,

We have a bedroom available in our lovely house which has been recently refurbished to nice standards.

The bedroom is located on the first floor and has just been repainted. It comes fully furnished with good storage (double bed with a drawer, wardrobe and chest of drawers) but I am happy to consider partial or unfurnished options. It benefits from being garden facing so it is a really quiet and sunny. A large family bathroom will be shared with only one of the other tenants as the other rooms in the property are ensuite.

Rent is £650 +£75 for the bills : electricity, gas, water, council tax, TV license and internet. They also include the convenience of a cleaner who comes twice a month to clean the common areas.

The house comes with a nice west facing garden which is really sunny in the afternoon and a side access. It has been landscaped by a gardener who is a former tenant and includes a secured shed for bikes. This is a very tidy and peaceful place located in a close which means no traffic and street noise: a very peaceful and well-maintained environment.

There is a good size living room/ open plan kitchen with a lot of light and direct access to the garden that benefits from a modern gas hob (5 plates), oven, washing machine and Samsung microwave. There are 3 fridges, one under counter and 2 free standing, for the property.

We have high speed broadband (optical fibre) throughout the house with good internet speed.

This place definitely has a homely feel so we are looking for people who can fit in and enjoy a good social life; ideally non-smoking professionals (although smokers are free to smoke in the garden).

This room will be rented by the landlord directly (I do not live in the property), no agency involved.
I will organise viewings (I can do Whatsapp/viber viewings if needed) this Monday onwards so don't hesitate to contact me if you would like to see the room or if you have any question regarding the property.

Direct train to London Bridge - 7 minutes
Overground: 15 minutes to Shoreditch and the City
Canada Water, on the Jubilee Line, is just 2 stops away with the West End and Canary Wharf within short commute

Many buses/ night buses available at New Cross Gate station and on Old Kent road including direct buses to Central London and Greenwich, all within quick reach.
There is also a direct train to Gatwick Airport for weekend getaways.

All amenities are available nearby including a big Sainsbury's near New Cross Gate station.
The house benefits from being located in up-and-coming New Cross area with proximity of trendy Peckham with a wealth of shops, coffee place, restaurants and pubs/ bars as well as being walking distance from Telegraph Hill park.
