Description

Hi! I’m looking for someone to take over my room in a lovely 3-bed flat with two young working professionals. I’ve really enjoyed living here over the past year, and I’m only moving as I’m relocating.

The tenancy runs until 31st July 2026 (renewed this August), so we’re looking for someone interested in a long-term let. Move-in date is flexible, but ideally around 5th October.

*No students please*

The Room:
- Very large double bedroom (the biggest in the flat!)
- Private balcony
- Built-in wardrobe with loads of storage
- Huge windows with plenty of natural light
- Comes furnished with:
- Double bed & mattress
- Desk & chair
- Clothes rail
- Mirror
- Fan (room stays cosy in winter, but does get warm in summer!)

The Flat:
- 3 bedrooms in total
- 2 bathrooms (you’d usually share the upstairs bathroom with Tara, while James uses the downstairs one but this is flexible)
- Spacious open-plan kitchen and living area
- Lots of additional storage
- Friendly, responsive building management (UNCLE)

Bills (including council tax) currently come to around £145 per month each. Council tax band D.

Location:
- New Cross Gate Station just a few mins’ walk away (1 stop to London Bridge, Overground direct to Shoreditch, plus excellent bus links)
- Great local pubs, cafes, and restaurants
- Walking distance to Peckham and Deptford
- Green spaces nearby: Fordham Park (1 min), Telegraph Hill Upper Park (15 mins)

Flatmates:
- James – videographer/journalist, has lived here a few years
- Tara – works in recycling, moved in earlier this year
Both are easy-going, friendly, and considerate. The flat has a relaxed vibe with shared cooking chats and communal cleaning, while respecting each other’s space.

Important Info
- You’ll need to pass referencing (proof of income, landlord/employment refs).
- You’ll be joining the contract that runs until 31st July 2026. If you leave earlier, you’d just need to cover the £50 change-of-tenant fee and find a replacement (exactly what I’m doing now).
