Our flatmate is moving out this month, and we’re looking for a new person to join the house! Ideally someone who is slightly more extroverted, socially engaged, and politically aligned with the household. We especially welcome queer, trans, immigrant and POC flatmates. Being responsible, communicative, and interested in a longer-term stay is important to us.

Rent: £830/pcm excluding bills. Bills come up to ~£150/month

Deposit: £700

Available from: now onwards (exact move date is negotiable) but move in no later than 6th March

Tenancy: Long-term ideally but open to sublet for 2-6 months. The contract (residential assured shorthold) will run until January 6th 2027. We communicate directly with the landlord, so no in-between agent fees when signing on.

Benefits + references:

Landlord is flexible, and is happy to consider people on housing benefits. Referencing process is quite relaxed, typically he’ll only ask for: proof of identity, latest payslip/invoice, proof of right to rent, proof of rent being paid on time from the last 3 months (redacted bank statement).

Access info

House has 2 floors, no lift access. Entrance on the ground floor, with 1 step up to the door. Kitchen area requires 1 step down. Access to backyard requires 1 step down. Corridors are 28in wide. No steps into bathrooms.

Room is on the second floor, up 1 flight of stairs (10 steps) and 1 more step on the landing.

Entry system: no intercom, just knocking.

Not a fragrance, scent, or spray-free home.

Current tenants:

3 other queer people, ranging from mid 20s to mid 30s, and all working full-time jobs. Atmosphere of the house is friendly, relaxed and supportive - we like to chat and catch up but also enjoy our own space.

Transport links:

7min to New Cross Gate overground (night tube + national rail), plenty of bus routes into central (e. g. 172, BL1, 453, 53)

Neighbourhood:

On a quiet residential road. Right by a big Sainbury’s. Good bakeries and restaurants walking distance, lots of indie music venues as well. Right by Goldsmiths University.

We have a very cute backyard, good for bike storage and having meals outside especially in summer! + we have a plum tree 🙂
