Double Room Available - 2-Bed Semi-Detached House with Garden - £925 rent + ~£200 Bills Max (New Cross Gate)
Move-in: 1st April
Looking for a new housemate to take the unfurnished larger bedroom and hopefully bring furniture for the living room that the previous flatmate is taking. (Moving in with their partner). This is a two-bedroom, two-storey semi-detached house on a quiet road with front and back garden.
🏡 The House
- Two bedrooms upstairs (you get the larger one)
- One bathroom upstairs
- Loft storage for light things like boxes
- Shared kitchen, under stairs storage and living room downstairs
- Front and back garden
- Shed + some garden furniture included
- Partially furnished
The previous flatmate is moving in with their partner and will be taking a substantial amount of furniture, so someone who can contribute a few shared items would be ideal.
Wishlist would be things like a decent sofa (current one can be kept), TV, a drier, living room lights, a smart doorbell, hoover, mop and general living room furniture. An extra fridge might also help as the kitchen one is fairly small, though there is an extra freezer.
Kitchen-wise, I already have a few pots and pans, but extra kitchen basics (cutlery, bowls, additional pots/pans, etc.) would definitely help if happy to share.
Private off-street Parking Space available for free.

- About 25 minutes door-to-door to London Bridge
- ~12 min walk to New Cross station
- ~6 min walk to New Cross Gate Windrush Line
- Goldsmith's university ~9 min walk.
- Excellent bus links straight into central and office areas
- Windrush line Overground access → Shoreditch, Islington, etc.
You can hear trains a little from the room, but it’s well insulated and generally not disturbing.

I work from home right now and tend to be a night owl. Upside is I'm generally mostly at home so I can receive your deliveries, downside is I might be active but quiet at late hours. I’m into art, writing, ancient cultures, woodworking, and home improvements. I also brew occasionally, which sometimes means using some kitchen space.
I’d love a sociable household, occasional parties based on mutual agreement would be cool, the house is great for socialising with the nice garden, while still being respectful of each other’s routines and space.
Would also be nice to buy things like toilet paper, cleaning stuff together so costs can be shared easily and there's always supply. I like to use Splitwise for this and other bills.

Honestly open to anyone, what matters most is easy, open communication and being respectful of each other. I appreciate people who believe in love, respect, and just generally living well together.
It would be great to share garden upkeep as well, since there’s a fair bit to maintain.
🐾 Pets
Pets might be allowed case-by-case depending on landlord approval. The tenancy agreement notes that a professional specialist animal deep clean may be required at the end of tenancy.
