Lovely Garden Room in Warm, Peaceful Female Home

If you’re looking for somewhere that feels more like a home than a house-share, this might be just what you’re looking for.

We are an all-female household in a comfortable four-bedroom family home in Islington, close to Newington Green. I live here with my 31-year-old daughter, who is a working professional and an international PhD student who has been part of our household for over three and a half years.

I’m approaching 60, although I’m not particularly interested in behaving my age.
I have a young, open outlook on life and have been welcoming students into my home for almost 20 years.

We have a lovely balance here. Sometimes we eat, chat or do things together and sometimes everyone gets on with their own lives. There’s no expectation to socialise, but equally you won’t be living in a house where nobody knows or cares about each other.

You’d be renting a room, but you’d be welcome to make this your home.

The room
The room is light, comfortable and overlooks the back garden.

It has a VERY comfortable bed which can be arranged as a double, twin or single depending on what suits you, along with duvet, pillows and bed linen.

There’s good clothes storage, a good-sized desk, TV and a lovely garden view.

The house
The house is clean, comfortable and very well equipped, with a washer/dryer, dishwasher and probably more kitchen gadgets, mixers and equipment than anyone reasonably needs!

You’ll have your own designated space in the fridge and pantry, but we’re quite relaxed about everyday household things.

Milk, bread, cooking oil, spices, toilet rolls, laundry and dishwasher products etc. are generally shared. Our philosophy is simple: if it’s there, you’re welcome to use it; if something runs out, replace it when you can. Nobody keeps score and in almost 18 years of hosting students this has always worked really well.

We have a weekly cleaner, and between visits we all simply do our bit eg emptying or filling the dishwasher, leaving the shower clean after using it and generally being considerate of one another.

There is a small front garden and a back garden, and we also have a very friendly and affectionate cat. She’s sociable when invited but rather good at respecting people’s space too!

A little about how we live
We’re an alcohol-free and pork-free household, so we ask that alcohol and pork aren’t brought into the home and that pork isn’t cooked in the kitchen.
Smoking is fine in the front garden, but we don’t allow smoking inside the house.

As we’re an all-female household, our preference is for another woman to join us.
Initially, I wouldn’t want overnight guests while we’re all getting used to one another. Once you’re settled, occasional overnight guests are generally fine as long as they’re planned beforehand and work around the needs of the household.

We’re a household where people have their own lives and independence, but we also look out for and care about one another. Life happens and when it does, we try to be the kind of home where people look out for and support each other.
Our current PhD student has recently been undergoing chemotherapy, which has delayed her research and meant that life has needed to look a little different for a while. Her mum and sister stayed with us for around four months while she was having treatment. Obviously that was an exceptional situation, but I think it says something about the kind of home this is , when someone needs care or support, we try to make things work around them.

That doesn’t mean living in each other’s pockets. It simply means this is a home where people matter.

Location
We’re close to Newington Green, with a fantastic selection of independent shops, cafés, supermarkets and fresh fruit and vegetable shopping nearby.

Despite having so much on the doorstep, we’re tucked away on a remarkably quiet residential road with hardly any passing traffic. Open the window and you can actually hear the birds singing 🌸 a little pocket of calm in North London.

Bus stops are less than 5 minutes’ walk away, with Canonbury Overground and Dalston Kingsland also within easy reach walking distance.

There’s also a beautiful park and sports centre within easy walking distance too and excellent transport connections into central London and across North and East London.

Who might feel at home here?

I think this would particularly suit a professional, postgraduate or PhD student, visiting academic, or someone relocating to London who would appreciate having a welcoming and settled home base.

I’m less concerned with putting someone into a particular box than I am with finding the right person for our home.

Someone independent and considerate, who values a clean, peaceful and comfortable place to live, but also likes the idea of living with people who know their name, notice if they’ve had a rotten day and might put the kettle on.
