IMPORTANT: Flat is listed for sale. This room is being offered as a lodger agreement on a 1 month or 1 week rolling basis. Upon sale offer only 1 month notice will be given. The room is being offered through a lodger agreement.

Whilst this is a flat share with me as a live in landlord, I am in the process of purchasing a house outside of London. Once this goes through I will only be spending a few nights a week at the flat for days when I go into the office (approximately Tuesdays to Thursday). Therefore the whole flat will be free for the lodger of a significant amount of time, up until the flat is sold.

I currently have cats, but I plan on moving them out before making the room available. Once this happens pets will be considered. If the cats are not a problem I can make the room available earlier than 1st Feb.

The room is available for couples.

ABOUT ME

I am a 32 year old female chartered accountant working in the City. Passionate about health & fitness. Clean and organised.

ABOUT THE ROOM

Double ottoman bed (lifts up for internal storage) with memory foam mattress topper for comfort. Pillow, duvets and ben linen available if required. Towels also available if required.

1 bed side table and 1 desk and 1 chair.

Very large wardrobe including shelves and shoe racks.

Carpeted floor with underfloor heating, and your own thermostat for the room.

Phenomenal view.

Large full length mirror.

ABOUT THE REST OF THE FLAT

This is a top floor flat (12th floor) which means no noisy upstairs neighbours. This also allows for incredible view from the balcony which is West facing, and the best view being from the advertised room as the view is not blocked by any other buildings. There are 2 lifts in the building.

With the flat being a new build, completed in March 2024, everything is brand new and flats have good insulation/sound proofing.

Bathroom - Fully tiles. Shower within bath. Triple mirror with internal storage.

Hallway - Runs in between the bathroom & advertised room into the lounge.

There is a separate utility cupboard with a new Bosch washing machine with built in dryer, and storage for mop/vacuum and clothes rack.

Kitchen - Brand new Bosch appliances throughout. Loads of storage. Includes dishwasher and microwave.

Lounge - Large corner sofa with a recliner on the non corner end. 40 inch smart TV. Coffee table that converts into a dining table with stools and internal storage.

Balcony - The lounge opens out to the balcony with a good sized corner sofa and table. The balcony gets the sun in the afternoon.

A cleaner comes every other Wednesday at 2pm for 4 hours and will be required to clean all areas of the flat, including the room.

Council tax is band E.

ABOUT THE AREA

The property is a 1 minute walk to North Acton tube central, which is zone 2 on the central line and provides quick access to:
- White City (Westfields) 10 minutes
- Notting Hill 15 minutes
- Hype part (Queensway stop for Kensington Gardens) 20 minutes
- Ealing Broadway 10 minutes

Additionally it is a 12 minute walk to the Elizabeth Line which is 1 stop to Paddington, 2 stops to Bond street, and also goes to Heathrow (they stop at Acton Mainline approximately every 15 minutes).

You can also walk approximately 20 minutes to Acton Overground station, which is then 3 stops to Kew Gardens or 4 stops to Richmond.

Richmond / Kew Gardens is 15 minutes in an Uber.

It's a 10 minute walk to the canal which is great for running. Once on the canal it is exactly a 5k run to Paddington basin.

The area is currently undergoing a lot of change. There is a lot of construction as new large tower blocks are being built. With these will come more shops & cafes. Currently there is a small Tesco and Sainsbury's 1 minute down the road, by North Acton tube station, as well as multiple takeaway food places.

I am charging £1,500 per calendar month with a £500 security deposit upfront. This will include everything:

- Cleaner bi-weekly (4 hours every other Wednesday)
