ABOUT ME

I am a 31 year old female chartered accountant working in the City. I work the usual Monday through Friday, 9 - 5:30pm. Whilst I do sometime work from home, I usually try to work 4 days a week in the office. My boyfriend lives outside of London, and therefore we take it in turns weekly to visit each other. Therefore I do spend a lot of time out of the flat which will allow a tenant a good amount of time alone, however sometimes my boyfriend will be staying for a few days. It is important to me that the flat stays clean and organised (most of the time!). I am a social person so am often going and with colleagues or friends. I am passionate about health & fitness which means I spend quite a lot of my time in the kitchen. More than happy to cook healthy meals for any prospective tenant.

I am effectively a live-in land lord. However I have used the Shared Ownership scheme to buy a portion of the flat and therefore I rent some of the property myself, and can only occupy the room via a lodger agreement, not a private tenancy agreement. Please ensure you are comfortable with this before expressing interest.

WHO I AM LOOKING FOR
A female flat mate is essential for me. I would like a someone who loves animals so I can trust them to look after my cats on occasions when I am out of London and is understanding of what is involved in living with cats (cat hair and zoomies!). An unlimited supply of lint rollers will be supplied. I also want my housemate to have similar values & interests as me - health, fitness & being sociable. I want to feel like I am living with a friend, not a quiet stranger.

ABOUT THE ROOM

Double ottoman bed (lifts up for internal storage), including duvet, 4 pillows, 1 set of bedding and memory foam mattress topper.

2 bedside tables, each with 2 large drawers.

2 standard plug sockets on either side of the bed, and extra USB ports directly in the wall sockets.

Large wardrobe including a shelving unit in the middle. The right hand side of the wardrove has double doors and space for full length clothing, with a lower shelf that has 2 shoe racks giving space for 12+ pairs of shoes. The left hand side as double doors that open to to more hanging space, as well as 4 large slide mesh drawers. A matching set of 6 white cotton towels is included with the room (2 large bath towels, 2 medium towels and 2 hand towels). Matching hangers are also included. Additional space on the top of the wardrobe for extra storage boxes.

Carpeted floor with underfloor heating, and your own thermostat for this inside the room.

Phenomenal view which gets sunsets in winter.

Large full length mirror near the window.

The walls are bare. I am happy to add any desired artwork / shelving at my expense if we can agree on what goes up, so that I can keep this in the room after any tenant moves out in future, or you can hang your own pictures.

ABOUT THE REST OF THE FLAT

This is a top floor flat (12th floor) which means no noisy upstairs neighbours. This also allows for incredible view from the balcony which is West facing, and the best view being from the advertised room as the view is not blocked by any other buildings. There are 2 lifts.

With the flat being a new build, completed in March 2024, everything is brand new and flats have good insulation/sound proofing.

Bathroom - grey tiles, shower in the bath tub, triple mirrored cabinets above sink & toilet. Additional unit for extra storage. Drawers/shelves will be allocated for you to use. The bathroom is directly opposite the advertised room. Full disclosure - the water pressure is disappointing, but is fit for purpose and meets regulation.

Hallway - Runs in between the bathroom & advertised room into the lounge. There is a shoe cupboard which you can use for additional shoe storage, and a storage cupboard which will have a large shelf allocated for your use. There is also a separate utility cupboard with a new Bosch washing machine with built in dryer, and storage for mop/vacuum.

Kitchen - Brand new Bosch appliances throughout. Good storage so you will have your own cupboards/shelves. I also have a juicer, Philips air fryer and Vitamix blender for use. There is a dishwasher. There is no microwave, but the air fryer does have a reheat function.

Lounge - open plan with the kitchen. I have a Roland electric piano with headphones and am happy for this to be played at leisure. Large corner sofa with a recliner on the non corner end. 40 inch smart TV. Coffee table that lifts up so dinner can be eaten at the sofa. It also folds out into a full dining table with 4 stools stored without the table. Some storage will be available in the TV unit for you. As I have cats, I do have a cat tree and a robotic self cleaning litter tray.

Balcony - The lounge opens out to the balcony. Pictures taken on a wet rainy winters day, however there are 2 chairs with a table, as well as a double sun lounger bed (facing the Sun in the afternoon) with it's own table. This is modular so it can also become a corner sofa, or 2 separate sofas.

There is a desk in my bedroom. As mentioned above I try to go into the office 4 days a week and I am happy for my room to be used for working when I am not there. Additionally the coffee table lifted up makes a good desk.

I have a 2nd TV in my bedroom, so when needed we can be watching our own thing in separate rooms.

Not yet in place, but very soon we will be sharing a Concierge with the new flats opposite for deliveries. Until then it is best to be at home for deliveries, otherwise they will just be left in the hallway.

I get a cleaner twice a month.

Council tax is band E.

ABOUT THE AREA

The property is a 1 minute walk to North Acton tube central, which is zone 2 on the central line. This is 2 stops to White City (Westfileds), 5 stops to Notting Hill and 6 stops to Queensway (Hyde Park).

Additionally it is a 12 minute walk to the Elizabeth Line which is 1 stop to Paddington, 2 stops to Bond street, and also goes to Heathrow (they stop at Acton Mainline approximately every 15 minutes).

You can also walk approximately 20 minutes to Acton Overground station, which is then 3 stops to Kew Gardens or 4 stops to Richmond.

It's a 10 minute walk to the canal which is great for running. Once on the canal it is exactly a 5k run to Paddington basin.

The area is currently undergoing a lot of change. There is a lot of construction as new large tower blocks are being built. With these will come more shops & cafes. Currently there is a small Tesco and Sainsbury's 1 minute down the road, by North Acton tube station, as well as multiple takeaway food places.

COSTS

I am looking for £1,350 per calendar month with a £1,000 security deposit upfront. This will include everything:
- Rent
- Council tax
- Heating & hot water
- Electricity
- Wi-fi
- Amazon prime
- Apple TV
- Now TV
- Cleaner twice a week

I am flexible with timings and length of stays. Happy to consider very short term tenants on a 1 month rolling basis, or if some security for a set time is desired I am also open to discuss that.
