Room to let: top-floor double with ensuite in W5

I am offering the loft room in my family home in Northfields, west London, to a female lodger from early December. The house is Council Band D and had a full renovation in the last year, so the kitchen, bathrooms, flooring and decor are all new and in impeccable and clean conditions. It is a lived-in, tastefully furnished family home on a quiet residential street. This is a female-preferred household with polite 9 year-old twin girls and I. Short or long term lets are both possible. / Minimum stay: 3 months
The room
The room is at the top of the house, on its own floor. It has a double bed, an en-suite with a walk-in shower, skylights with blackout blinds, air conditioning, wardrobe and chest of drawers. A desk can be added.
The house
You will share the kitchen, living room and garden with us.
• Kitchen: very well equipped, open-plan with the dining room, with an induction hob, full-size oven, microwave, dishwasher, American fridge-freezer, a Nespresso machine and all sorts of kitchen utilities. French doors open onto a large and well maintained garden with flowers and herbs. You are free to use all common spaces, as long as you clean up after yourself.
• Living room: two sofas, full bookshelves, a smart TV and a digital piano.
• Utility room with washing machine, dryer, toilet and sink.
• Large garden with a paved terrace, picnic table, lawn, bbq and an apple tree.
• A new heated garden room (15 square metres), which can be used as extra study or office space if required.
• Air conditioning throughout and fast wifi.
• Space to store a bike in the garden with direct street access through a locked gate
• Free on-street parking in the evenings and at weekends; permits are available for weekdays.
The area
Northfields is a quiet, leafy and safe part of west London. Northfield Avenue, a few minutes away, is mostly independent shops: Bronek’s fishmonger and fish restaurant, Da Moreno’s pizzeria, an Italian deli with wood-oven bread, Thai, Spanish, Chinese and Indian restaurants, several cafés, and the Plough Inn, a pub dating from 1722. Three parks with lawns, tennis courts and playgrounds are close by.

• Northfields station (Piccadilly line): 5 minutes’ walk
• South Kensington: about 30 minutes door to door
• Covent Garden and Piccadilly Circus: about 35 minutes
• Heathrow: about 35 minutes, direct on the Piccadilly line
• Ealing Broadway (Elizabeth line, about 15 minutes into central London): 15 minutes by bus
About the household
We are a British and Italian household, and good, healthy food matters a lot to us. We speak English, Italian, French and Spanish. We are friendly and well travelled, and we also value boundaries and privacy, ours and yours. Cleanliness is important to us too.
I am looking for someone who works or studies outside the home most days, rather than working from home full time. I work from home myself, so I am usually around, and equally happy to give you space. I live here with my two nine-year-old daughters, so the house is calm during the day and livelier from about five o’clock. The loft is well away from the noise.
The house is strictly non-smoking. Lola, our friendly small Cavapoo, does not shed, nor smells and always stays downstairs, so your floor is dog-free. There are security cameras outside the house, and smoke and carbon monoxide alarms.
Rent
£1100 per month, including all bills and Council Tax. A weekly clean of your room and en-suite is included. Deposit: one month.
