The room has been newly decorated and thoughtfully furnished, with new flooring and a beautiful chandelier.

There is no traditional bed frame -the super-king-size mattress sits directly on the floor, with the upholstered headboard creating a beautiful, comfortable and minimalist look.

The headboard is a lovely feature and needs to be treated with care. Please do not use products or substances that could stain, mark or damage the upholstery.

The furniture, decoration and layout have been carefully chosen, so the room's furniture and setup cannot be moved, altered or changed.

The room will be provided exceptionally clean and beautifully presented.

Bedding: the mattress and two mattress sheets are provided. You will need to bring your own duvet, duvet cover, pillows and pillowcases.

The property is on the fourth floor and has a lift.

The home consists of:

There is no separate living room, so the spacious kitchen is the main communal area.

The kitchen includes a fridge/freezer, cooker/stove, toaster, kettle, oven gloves and a brand-new washing machine.

🍽️ Your Dedicated Kitchen Space

You will have your own:

- 🧊 Freezer drawer
- 🥬 Two shelves in the fridge
- 🗄️ Kitchen cupboard
- 🍽️ Personal minimal kitchen set

This includes cutlery, plates, saucepan, frying pan, chopping board, grater, food container and glass oven dish.

The setup is particularly suited to someone who is minimalist and doesn't have a large amount of belongings.

✨ Clean, Simple & Easy to Maintain

Cleanliness is extremely important in this home.

The kitchen and bathrooms are intentionally kept clear, uncluttered and free from unnecessary items, making them easy to clean and maintain.

We clean as we go and take pride in keeping the home fresh, hygienic and organised.

There is also a professional deep clean once a month of the communal areas. The bedroom is not included in this clean.

Bathroom cleaning products and general disinfectant are provided.

For your own kitchen cleaning, you provide your own washing-up liquid, sponges and cloths.

You will also provide your own:

- 🧴 Laundry detergent
- bedding
- 🧻 Toilet paper
- 🗑️ Small bin bags
- floor towel/ bath/hand towels

There is a small 1-litre bin, which is changed daily for hygiene and freshness and must never be allowed to overflow. The bin can be changed by either myself or you; you simply need to provide the appropriate small bin bags.

You'll also be provided with a small waterproof toiletries basket. As the bathroom is kept beautifully clear and uncluttered, you can simply bring your basket into the bathroom when you need your toiletries and return it to your room afterwards.

The principle throughout the home is simple:

Leave things clean, fresh and ready for the next person - just as you would want to find them. 🤍

💻 Working From Home

I work from home as a psychotherapist, seeing clients online, so a calm environment is essential.

Clients do not visit the home.

For this reason, the room is not suitable for someone working full-time from home. Part-time working from home is fine, provided the home remains calm and respectful.

🐶 One Small Dog

There is a lovely, very clean, tiny and well-behaved Yorkshire Terrier in the home.

She is hypoallergenic and does not shed.

🔐 Security

The property is very secure.

To reach the flat, you pass through three secure doors, and the bedroom has its own internal lock.

The neighbours are friendly and the area is safe and well established.

As with any home, temporary issues with utilities or appliances can occasionally happen. These will be dealt with promptly, as they affect the whole household.

Temporary interruptions do not result in rent reductions, refunds or reimbursements.

If you rely on internet access for work, please be comfortable having your own backup option in case of a temporary Wi-Fi interruption.

📋 Deposit & References

References are required.

Depending on the agreed length and terms of the stay, the deposit will be one or two months' rent.

The deposit provides protection in relation to the agreed period of time ypu are staying, including leaving before the agreed period without agreement or damage caused by you to the room, furniture or other parts of the home.
