Room in Hoxton Flat Available Mid-Dec!

We are looking for a third flatmate! Rachael and I are both from New Zealand. I have been living here for 3.5 years, and Rachael for just over a year. Unfortunately, our bestie flatmate is moving back to Aus, so we have a room available in our lovely Hoxton flat!
🏡 Our flat is a split-level with three bedrooms, two toilets (one with a shower), and a newly renovated kitchen. We also have a living room that gets gorgeous light, complete with a small balcony where we like to watch TV and have friends over.

🛏️ The available furnished single bedroom has a built-in wardrobe and receives morning sunlight. Additional wardrobe space is available on the upper landing if needed. Unfortunately, it does not have space for a desk, so it is not suited for WFH. Rent is £840 per month plus bills.

🖊️ The landlord is looking for a quick turnaround as he will be out of the country, so we need the contract signed and the full deposit paid before 16/11. The move-in date is the 17th of December. We can be flexible for an earlier move-in date for the right person.

🥸 We are looking for a flatmate, ideally between the ages of 25–30, who wants to socialise and do fun flatmate activities together (big ups for a beer garden or pub quiz). Definitely more of a pres than an afters flat; however, with Old Street being so incredibly close, we love the occasional late-night/early-morning!! 🥂. We also love wholesome nights in watching movies, exploring London, and the occasional day trip 🥾
📍 The location of the flat is so perfect: a 10-minute walk to Old Street Station, and a 15-minute walk to Hoxton Overground Station. Great bus links to Dalston, Central London/Liverpool St, Angel, and Hackney. We are a 20-minute walk to the canal, and have bars and cafes in abundance (not good for the bank account, but good for the soul)!
