• Spacious, modern room in a new-build with 24/7 secure entrance, in a premium canal-side location: Merchant Square, Paddington W2. (Approx. 10.22 sq m / 110 sq ft.)
• Your own in-room appliances and essentials (no sharing): under-counter fridge/freezer, microwave, kettle, air fryer, TV, fan, iron & ironing board.
• Desk + new chair included (ideal for light WFH).
The home and household
• Only two existing residents: live-in landlord (female lawyer) and my 8-year-old son.
• Bathroom shared with one person only (female).
• Living room is not shared (we value privacy), but there is a large shared communal garden downstairs with sun loungers. Price reflects the non-shared lounge.
• Not for cooking enthusiasts — light/batch cooking is fine.
Practical perks
• All bills included (no hidden costs).
• Dishwasher shared in the kitchen.
• Laundry made easy: high-spec AEG washer-dryer (9kg / 1600rpm, incl. steam/dry).
• Weekly cleaner (room cleaned once a week).
• Fast Virgin Media fibre broadband (M210).
Storage and cycle parking
• Excellent storage: two-door wardrobe, 6-drawer chest, plus under-bed storage.
• Allocated basement cycle parking available.
Location and transport
• Paddington & Edgware Road stations: approx. 5 minutes’ walk.
• Heathrow Express from Paddington.
• St Mary’s Hospital: approx. 2 minutes’ walk.
• Oxford Street: approx. 15 minutes’ walk.
• Canal-side restaurants and shops nearby, including M&S, Bondi Green, Greggs, Gail’s, and many more.
WFH
• Best suited to up to 2 days WFH per week.
Legal/tenancy details
• No deposit required. Only down payment required to secure the room which will be deducted from monthly rent.
• Monthly periodic oral tenancy (no written contract).
• One month’s notice applies.
House rules (important)
• Single occupancy only (in line with legal overcrowding requirements).
• No overnight guests (family or friends).
