The room:
1- Spacious, modern self- contained room (10.22 metre square (110 square feet) located in a new built building with 24/7 secure entrance, very high-end area-by the canal - Merchant Square, Paddington W2).
2- Self-contained room comes with its own under the counter fridge/freezer, microwave, kettle, iron, iron board, fan, air fryer and TV.
3- Only two existing residents (including landlord (who is a lawyer) and her 8 year old son). Bathroom shared with only one person (female).
4-All bills included in the rent (no hidden cost).
5- Living room is NOT shared as we need some privacy and space (but large communal garden downstairs is shared - see images attached (sun loungers available to enjoy the sunshine). We have reduced the price to reflect this.

8- Not suitable for cooking enthusiasts… Room is self contained (meaning it has its own microwave, kettle, fridge/freezer and small airfryer for quick/light cooking). We have a dishwasher so no need to wash pots. We have reduced the price to reflect this. Others’ asking prices are much higher for this area.

Looking for busy professionals (preferably female lawyers like myself) with good regular income.
7- Suitable for those who have busy schedules and like to have their own space.

Dishwasher:
7- Shared dishwasher in kitchen- no need to wash dishes!

Laundry room and cleaning:
8- Brand new and a very high tech AEG Washer-Dryer (large capacity -9Kg load-) with 1600 pm Spin (including steam/dry wash). No headache of drying clothes!
9- Cleaner cleans the room every week - no hassle of cleaning!

Broadband:
10- WiFi (M210 Fibre fastest broadband- Virgin Media).

Storage:
11- Lots of storage available - Two door wardrobe, 6 drawer chest and under the bed shortage.
12- Allocated parking space in basement for cycle owners.

Legal stuff:
13- No deposit or reference required.
14- Periodic monthly ORAL tenancy- (no written contract). One month notice applies if want to move out!

Transport links/hospitals/shopping/restaurants etc:
15- Paddington and Edgware road stations just at 5 mins walk. Great links to Heathrow via Heathrow express (via Paddington)
16- St Mary's hospital - 2 mins walk
17-Oxford street at 15 mins walk
18- Hundreds of shops and restaurants by the canal including M&S, Bondi Green, Greg's, Gail's etc

WFH:
19- Suitable for max 2 days WFH.
20- Brand new work chair and desk included in the room.

Other:
21. Overnight stay of family or friends is NOT allowed. Room is only suitable for one person (in line with legal requirements that apply to overcrowding!).
