A single room (10'6" × 6'8" / approx. 3.2m × 2.0m) is available in our clean, quiet and friendly flat near Paddington and Little Venice.

Single occupancy only – no couples.

The flat has a kitchen with dining space and a recently renovated bathroom. All bills are included: council tax, gas, electricity, water and EE Fibre Plus unlimited broadband.

🌳 About the flat

The flat is on the top floor and there is no lift. There are approximately 60 stairs, so please bear this in mind before arranging a viewing. In return, the flat gets plenty of natural light and has large double-glazed windows that can be fully opened, with lovely views of the surrounding trees.

Facilities include a washing machine, dishwasher, electric oven and hob, heating, fast broadband and a dining table for four.

There is also parking directly in front of the building. We have cars ourselves, so if you have a car, please mention it when you contact us and we can explain the parking arrangements.

👋 Who we are looking for

We are office-based professionals and genuinely have a quiet household. We don't have parties and very rarely have guests over. We enjoy travelling, badminton, bowling and occasionally doing things together, but at home we like it peaceful.

Cleanliness is important to us. We are very much "clean as you go" people, particularly in the kitchen and shared areas, so we'd love to find someone with a similar habit.

We currently already have two people who work from home, so we would prefer someone who normally goes out to work rather than working from home full-time.

We also want to be upfront that we cook Asian food regularly. We always cook with the kitchen door closed, use a fan and open the large kitchen windows for ventilation. If you enjoy Asian food, even better! 😊

This room would particularly suit someone whose main priorities are a fantastic central London location, excellent transport links, a clean home and a genuinely quiet place to live.

We are not simply writing "quiet and clean" because that's what every advert says — we really are quiet people and we really do clean as we go. We'd like our new flatmate to feel the same way about their home.
