Bright and cosy double room in Peckham

Hey, this small but cosy and bright double room will need a new occupant from October. Basic furnishings included - large bed, wardrobe and chest of drawers.
The flat is on two floors with a big and airy front room with a balcony, and a good-sized kitchen too. Situated in a great area within easy walking distance from Peckham Rye and Queen's Road stations, local amenities, supermarket, bars, restaurants etc.
We're a friendly, easy-going and relaxed house who get along well, hang out and/or watch stuff together but also respect personal space and downtime, and generally each others own busy lives (one of us works, one of us is a student).
We're looking for someone who's friendly, tidy and happy to share our home!
Don't mind if you're working or a student, but either way some referencing will be required by the landlord's agency.
