Bright, large double bedroom with beautiful fitted wardrobes in a 5 bedrooms house. The bedroom is furnished with a double bed, bedside table, desk, chair, and bookcases. It is located on the 1st floor, and there is a shower room next to it, which you have sole use of.

House Features:
Floors: There are four floors, with bathrooms on two floors, a shower room on the first floor, and a toilet on the ground floor.

Living Spaces: Two living rooms and a utility room with a washing machine and separate dryer.

Kitchen: A modern kitchen equipped with two ovens, an induction and gas cooker, a warming drawer, an American-style fridge freezer (providing filtered water and ice machine), a dishwasher, air fryer, microwave, toaster, sandwich toaster, blender, rice cooker, and kettle. A three-way tap provides filtered drinking water.

Gym: The fifth bedroom is converted into a gym with exercise equipment.

Broadband & Entertainment: Fast broadband with internet sockets in each room and Wi-Fi boosters in the ceilings. The ground-floor living room has a large TV with Amazon and Netflix.

Safety: The back of the house is secure behind closed gates.

Location:
The house is located on Lynbrook Grove, a very quiet and safe street with friendly neighbours and 2 mins walk to Burgess Park. There are many bus routes close to the house that will take you to central London or elsewhere. Elephant & Castle tube station is around 10-15mins away by bus and Peckham Rye station is 22mins walk away.

About Us:
I am a 46 years old Chinese female. I am friendly and considerate. I have a daughter aged 13 and a son aged 9. They are fairly well-behaved and lovely children. They are not a home on weekends. There is another lodger, a 27 years old PhD student. He is polite, respectful, and tidy.

I work part of the week in the office and part of the week at home. I am a finance professional and also run an education charity for children and young people. I am also studying part-time for a Masters. I love the area and have lived in Peckham for most of my life.

What we are looking for:
We are looking for someone who is friendly, tidy, considerate, and respectful. You should have good cleaning standards due to the high-quality fittings in the house. This is a house share, so cleaning up after yourself and keeping the bedroom and shower room clean and tidy is expected. I take care of the cleaning and upkeep of the house, but you are welcome to help if you would like to. This is not a party house and will suit someone looking for a nice, calm and comfortable environment. We prefer professional females but will also consider mature students. It is important that you like children.

Nearby Amenities:
Burgess Park is a lovely park with tennis courts, a lake and a cafe. Every Saturday morning, there is a Park Run. There is a Tesco Express about 5mins walk and also a post office on the same street.

On Old Kent Road, there is a large Tescos and Asda, both about 10 to 15 minutes' walk. There are also two Lidls, and along Walworth Road, there is an M&S, Iceland, and the popular East Street Market.

Peckham High Street is about 16 minutes' walk. It includes Morrisons, Costa Coffee, banks, Primark, Peckham Leisure Centre, and Peckham Library, among others.

Camberwell Green is about a 16-minute walk away. There are plenty of nice restaurants, bars, shops, Camberwell Leisure Centre, Camberwell Library, etc.

Elephant & Castle is about 10 minutes on the bus or 30 minutes' walk, and it has plenty of restaurants, bars, and Asian supermarkets.

As a resident of Southwark, you can swim and use the gym at any of its leisure centres free of charge from Friday afternoon to Sunday.

Rent and Utilities:
£960 PCM, including all bills. Shared products such as toilet tissue, washing-up liquid, hand wash, washing powder, salt, pepper, sugar, spices, kitchen towels etc. are all covered and supplied by me. This is a modern house, it is well-insulated and energy-efficient (all of the lights are LEDs). There is a large hot water tank, so there will be sufficient hot water for everyone. The size of the bedroom is 272cm/107” (W) x 466cm/184” (L).

Room Availability:
The room is available from September 24th 2024. Depending on when the current lodger moves out, an earlier date may be possible.
