We have a room in an amazing flat share and require another tenant. Our current housemate is moving out after 6 years to move in with her boyfriend :-(

It is a modern, clean and spacious flat (more of a maisonette split across 3 floors) - it includes:
- 3 bedrooms
- a large kitchen/diner
- a living room
- two bathrooms
- a good-sized balcony overlooking South London with views of the London Eye and the Shard

The bedroom for rent is on the top floor of the flat (bedroom 3 on the floor plan). It will be cleaned professionally and comes with a built in wardrobe and a double bed (with the mattress included). You will also have the small cupboard outside of the room to hang more clothes. We will shampoo the carpet and paint the walls once the current roomie moves out. You would also have the shower/WC on the first floor all to yourself.

The flat gets tonnes of light. We've had a new washer/dryer and also fridge/freezer this year and we have all the gadgets like:
- a home security system
- a dual Ninja Airfryer
- a Nutribullet
- a Dyson hoover
- a Vax carpet washer

There is a PureGym and Tesco Express just a 3 min walk away. Burgess Park is only a 5 min walk away. Peckham Rye station is only a 15 min walk away. There are excellent bus links to Central London and towards the London Underground.

The current two tenants are professionals - one works in the fitness industry and one works for a start up (mainly working from home in the living room). We are friendly and hope to have someone who will consider the house a home. We understand the need for privacy and space when required. It is a happy and peaceful home.

The rent has been split equally into three between us. All bills are included except for Council Tax and Broadband which we split between ourselves (around £60 per month I think). We also do a Costco run every month or so to get shared items like kitchen roll for the house. We do split the cleaning tasks between ourselves and there is a free parking permit up for grabs if required.

We've been here since 2020 and our landlord is genuinely a great person who respects our space, but will also meet us for a drink at the pub! We're flexible on the move in date as it's important for us to find the right person, but ideally in the first week of October. We aren’t a party house as we are up at early most days but we are OK with the odd guest staying from time to time.
