Hi there!

I'm Rhianna and I've been renting a lovely three bed flat in Peckham for 3 years. Sadly, two of my housemates are moving to live further out in London, but I want to stay for another year, so I'm looking for two lovely people to take up the other rooms!

The Rooms:
£700 Room (with £105 in bills):
Is a Double bedroom with a private balcony . It comes with a bedframe and mattress and that's it, so it's half furnished and you can bring your personal touch to the room with other furnishings.

£630 Room (with £105 in bills):
Is a small Double that comes with a bedframe and mattress, so is half furnished. It does fit a desk, wardrobe and bedside table in so whilst it is the smallest room in the flat, you can exist comfortably in it.

The rest of the flat as a large kitchen, a bright and airy living room, and a separate toilet and bathroom (shower, no bath). The furniture that came with the flat is the large sofa, three dining chairs and a lovely cabinet that we were told to take good care of.
The rest of the furniture is my own, just to make it feel more homely. I want you to feel comfortable in the flat, and am happy to move out some of my stuff if yours would look better!! But otherwise note that some of the furniture is mine so please treat it nicely (coffee table, dining table, TV, etc.).

Travel:
The flat is a 12 minute walk away from Peckham Rye station, which can get you to London Bridge (in 12 minutes), London Victoria (in 12 minutes), St. Pancras Int. (in 30ish minutes and only during commuter hours), Canada Water, Shoreditch and lots more!
Denmark Hill Station is only a 25 minute walk away in the other direction, and Loughborough Junction station (with regular trains to St Albans City) is only a 15 minute 345 bus ride away.

Right outside of the flat is a bus stop that can take you to Elephant and Castle within 20 minutes, to Oval in 25, Vauxhall in 30 and Victoria in 35/40 minutes. There are buses that can also take you directly to London Bridge and Tower Bridge in 40+ minutes.
The flat is ideal for a commuter when there are strikes or for coming back late after a night out - as a woman, I've always felt safe coming back because the bus drops me practically outside the flat!

Bills/Rent breakdown:
The total rent is £2000 pcm, but this rent also includes hot water and heating, so we don't pay for those additionally.
We currently pay:
Electricity: £30 each
Water: £20 each (will go up in April)
Internet: £7.30 each (but I wfh sometimes so would be keen to look into a better provider)
Council Tax band B: £45 each (will go up in April)

So currently we pay an additional £105 on top of our rent, making your breakdown be:
Bigger Room: £805
Smaller Room: £735

Who you will share with:
I am 25 woman (she/her), I work at an art charity in London - I work hybrid so will be working in the living room 2 days a week. I'm more of a drink-at-the-pub rather than head-to-the-club kind of gal, though once in a blue moon I can be convinced out out. I am a big movie fan, love music and going to gigs, I like gaming, I force myself to the gym like twice a week so that counts as fitness. I am clean and sociable housemate, but I also love my alone time - an extroverted introvert!

Who you will (hopefully) be:
It'd be ideal to get on with who I live with so I'm keen for a kind and sociable guy/gal/nonbinary babe. But equally I understand if you just want to keep to yourself - all I ask is that you are civil, considerate and communicative of your needs in the house!
Be clean (!) and mindful. I want you to be comfortable in the house as it will be your home, but also be aware its other people's home too, so lets work together to make sure we are all happy!
No party party people, or at least no one who wants to host parties. I'm not built for it. Happy for you to invite a friend or few over for a chill hang out, given you give a heads up first (and I shall do the same) - but no parties here please.

Move in day would be 1st Oct (can do after, but you'd pay the full month of October), the landlords and myself are keen to get a contract signed ASAP, so I'd like to host viewings 24th August!
I also would love to have a chat separately to see if we get on and make sure we're both comfortable with each other to live with each other :)
