Double Room with private loo

Hello everyone!

Looking for someone to take my spare room from Jan (date negotiable) open to long or short term let, but ideally long. My flat is a ground floor next to Queens Road Peckham overground with links to Whitechapel, Shoreditch High Street, London Bridge, Clapham Junction and East Croydon. Queens Road has some great bars and Telegraph Hill Park is just up the road. I've lived here for years and love it! The neighbours are friendly too, we have a great community vibe and sometimes go for after work drinks/BBQs in summer if that's your thing.

The flat: no garden but there's a small, shared grassy space right outside including bike rack. 2 bathrooms so you'd have your own loo and cupboard space but shared bath and shower. Kitchen is small-ish but enough to entertain, and the living room is nice and spacious (the sofabed sleeps 3).

The room: comfortable semi-furnished double room with built in wardrobes. Comes with double bed (mattress and frame) and 2x side tables. Feel free to decorate the walls!

Bills: 1000 pcm including bills (gas, electric, water, broadband, council tax and cleaner).

About me: I'm a pretty relaxed live in landlord in my 30s, I work in the office 4-5 days a week in the corporate world. I love keeping active (keen runner) but equally enjoy a binge watch of MAFS with some wine in an evening. I'm not a huge party-er but I'm quite social and like to entertain over drinks and a takeaway. Am hoping to find someone who also enjoys living in a calm and homely space, with good vibes, and values open communication.

References: I'd appreciate a reference from a previous landlord (or a work reference if you don't have one).
