Description
En-suite room in two bedroom new build (3years old) flat in central Peckham. Underfloor heating means it’s nice and warm, big windows let in lots of light, and landlord is responsive for repairs etc.
Great location right by Peckham library, 8 minutes walk from Peckham Rye station. This does mean it can be loud at times, though the double glazing does a good job of shutting out street noise.
Room is unfurnished. There will be some space in the common areas for extra bits of furniture but the basics like sofa/telly/dining table are staying.

Current housemate is Yaz, who runs a DEI consultancy business, mostly working from home.
I’m moving out because I’ve bought a flat - it’s a really lovely place and I will miss it. Looking for a clean and friendly new housemate to take over the lease between 15 December and 12 January.
Rent + bills (pcm) (required): £975 pcm + bills roughly £150pcm
Tenancy: a new lease will be signed when you move in - minimum of 6 months but negotiable for longer.
Benefits + references: Referencing checks will be carried out by letting agent. On benefits from the letting agent: “The replacement tenant would need to earn a minimum of £29,250 per annum to pass the salary to rent ratio. I'm not sure benefit would cover the affordability, there is a limit a single applicant receives for a room let, although it can be reviewed on an individual basis as & when the time comes, if necessary.”
Deposit: £975 - this would be paid to outgoing tenant and then the protected deposit would be put under your name.
Access info: flat is on the third floor, with no lift. Once in the flat, it is step free. There is an intercom entry phone. The shower in the en-suite is a large, walk in cubicle.
This is not a fragrance free home.
