Two rooms in a modern, spacious flat

Hey everyone !
My two current housemates are leaving at the end of our lease - one going travelling & one moving in with his partner - so I have two rooms going in our top-floor flat from 2nd September.

My name is Seán, I’m from Ireland & have been living in London for three years. I work in mental health support and training to be a psychotherapist. For my hobbies I’m quite into arts, music, books, writing etc. all that creative stuff 🧑‍🎨

I love living in Peckham, it’s got loads of good food places, charity shops, cafes, etc within walking distance. It feels like a community here, and yet still quite central, loads of buses and Peckham Rye station is less than 10 minute walk. We live opposite the Lidl which is super handy for when you need one of those Deluxe oven pizzas.

& for the main event, the rooms:
Room 1 - £870 per month
Room 2 - £920 per month
Deposits are £1100 each. This is 5 weeks rent against the average rent (£953 - but the rooms are priced according to size, hence why the rent is lower than the average, and I pay more. It’s a bit complicated, I know, I’ll explain more when I meet you)

Both rooms are facing onto the high street, and get the sun in the daytime so are quite bright and airy. Most of the furniture in the pics, minus the beds. wardrobe & bedside lockers, belong to the current tenants so that’ll be going with them.

You’ll be sharing the bathroom with just one other. Bills on average come to £100-110 per month which is pretty decent, & since it’s a recent refurb it’s pretty well insulated in the winter.

I’ve been living in the flat for 2 years, and looking to live with cool friendly people, who are clean, friendly and non smokers/vapers. Ideally we can get together to share meals, do flatmate stuff together, etc, but also have our own lives 🌊

If you get offered the room, you’ll need to go through a credit/reference check with the landlord which is a bit faffy but worth it in the end 🌞
