Social peckham house, looking for a fifth

We are making an offer to rent a five-bedroom house in Peckham. Rent will be between 3500 and 3750 pcm. Need a fifth person to join in asap!
All the rooms are pretty spacious, there's two shared bathrooms (one shower, one bathtub), a big garden, a nice living room and a big kitchen. Also lots of natural light thanks to skylights. Ready to move in one week after signing, time for the agency to paint the walls fresh and deep clean the place.

The four other flatmates would be:

- Vivian (myself) 23, French and based in London since 2020, currently working as a barista
- Shane, 25, American, moved to London two years ago, just graduated from dance school
- Seth 24, English, works as a carer for his grandma on weekends
- Rory, 24, English, works as a bartender

We met through spareroom in the past weeks and started getting along very well. We're all very social, love a good pint (the house is 20 meters away from a nice and cheap pub) and we're looking forward to making the house into a cosy and friendly place to hang out. We're also all LGBT and/or LGBT-friendly and hoping to find someone like-minded. Girls fully welcome!

A bit more about the house: central gas heating is included in the rent but electricity and council tax are not. We don't know what these costs will come down to but split between five people should be decent. You would also need to earn above a certain amount or have a guarantor, or there's also the option to pay 6 months upfront. Not very clear yet but the agents seem very flexible.
