2 bedroom flat with garden and garden office

I am advertising a 2 bedroom garden flat between Peckham (10 min walk) and Denmark hill (15 min walk). It is a quiet and leafy street.

It would be a case of taking over the current lease on the 2nd February 2026 which runs until the 4th October 2026 and you may sign up with the landlord for longer if you wish.

The highlights of the flat are the garden/patio and the great garden room at the back of the flat that can be used as an extra space (working from home, having someone stay etc).

We were given the flat completely unfurnished and over the last year and a half we have gotten all of the furniture indoor/outdoor that you can see in the pictures.

We are moving to a furnished flat and so we would have a preference for someone looking to buy the majority of the furniture.

I have spoken to Foxtons and this is how the process works:
- we advertise on spare room
- we select the new tenants and forward them on to Foxtons
- Foxtons do checks/references and send the to landlord
- Landlord agrees (the landlord has already said he’s happy as long as we find good tenants) and there is a £50 name change fee per person
- move in on 2nd February
