**The room**

Wooden floors, a big sash window with morning sunshine, and comes furnished with a solid wood bed + John Lewis mattress, desk, bookshelf, and clothes rail. Happy to chat about tweaking, removing, or upgrading furniture.

**The flat**

First-floor flat looking out onto green spaces, with two separate living spaces (great if you WFH 1 - 2 days a week), plus kitchen, separate bathroom and toilet, and one other bedroom.
Main living room: plants, records, books, and big comfy sofas.
Second space: set up for working, with upright piano and guitar you’re welcome to use.

**Location + transport**

Plenty of buses via Old Kent Road into central London. 15min walk to Queens Road Peckham and South Bermondsey. 20min to Peckham Rye Station. Bike storage on the apartment balcony is easy.
Local area great for access to Burgess Park, good local cafe's and varied restaurant selections in Peckham or Old Kent Road (I love Banook Bagels), and very close to art galleries and workshops if you're into pottery (LIMBO & Space Studios).

**House vibe**

Open, inclusive, and friendly. The flat stays pretty calm - you’ll sometimes hear the TV on, or records spinning in the living room, but it is rarely noisy past 9pm. Kitchen and bathrooms are kept very clean and tidy; living spaces are relaxed but respectful.

Henry (your housemate) is a mid-career professional and works from home 1 - 2 days per week. He works in cinema sales and is into films, music, and theatre, with the occasional bit of acting too. He is sociable and enjoys a pub trip now and then, but mostly values a quiet night in during the weekdays.
