1 small double room available from the 31st of March in a 4 bed queer-friendly, communal house share in central Peckham!

We’re available for viewings on weekday evenings and weekend daytimes during February. Let us know what works for you and we should be able to work something out 🙂

Here’s the important stuff:
- There’s a small first floor double room available in the house for £800/month
- Bills come to about £110/month, plus about £50/month for communal food and supplies (read on for more info on this)
- Earliest move in date Tuesday 31st March, with first rent due then
- You’ll need to be able to put down a deposit of £864.25 and pass the landlord’s reference check (more info below)
- It’s a lovely house with an amazing communal space, garden and incredible location

About the house:

The house is a 1960s terraced house on a small housing estate just off Rye Lane, a 5-minute walk from Peckham Rye station. There’s a small front and back garden where we’ve grown food and flowers and is nice for a summer BBQ. The front of the house is on a pedestrianised square and the back has a gate out onto a side road – there’s bike storage in the back garden.
On the ground floor there’s a lovely big open plan living room / kitchen / dining room and one ensuite bedroom. Upstairs are three bedrooms and a shared bathroom with a standing shower and separate bathtub.
The house is rented directly from our landlord (not a letting agent) and he’s generally as good as you could hope in terms of fixing stuff / being responsive etc. We’ve never had any major issues with him or the house; the outgoing tenant has lived here for almost 8 years.

About the room:

It’s on the first floor, faces north, and has a full double bed with mattress, a wardrobe, and a chest of drawers. As the house is furnished, these belong to the landlord, however in the past he has been amenable to items of furniture being swapped out if he has it in writing that they will be left/replaced upon departure. It faces a side road which doesn’t get much traffic. There is noise on Thursday/Friday/Saturday nights as we are so close to Rye Lane, but it’s fairly predictable and quiet the rest of the time.
The room is quite small (made up for by the big lovely living room) so wouldn’t be good for couples. There is plenty of storage elsewhere in the house for shoes, big coats and larger things like suitcases- no need to squeeze all your stuff into the room itself. You’ll be using the bathroom on the same floor, shared with two others.

Living here:

We have chosen to live communally in the house – we buy lots of food and supplies collectively, and cook for each other when we can.
Currently we are two veggies and one vegan. At the moment we get a weekly veg bag from a local supplier and try to order the rest of our food in bulk shops.
With a new person moving in there’s obviously some flexibility in this but limited kitchen / storage space means it wouldn’t be a great option to opt out of this system completely! It’s also been a really nice, relaxed way to live and much cheaper. Sometimes we pool money to buy furniture/decor/stuff for communal areas.
We like having occasional house meetings to raise any issues or suggestions about the house and try to have open, honest communication with each other in general. Once a month we do a deep clean of communal areas all together, and otherwise keep things neat and tidy on a rolling basis.
We enjoy having friends over and using the communal space (something everyone living here is welcome/encouraged to do) but generally it’s a pretty chilled vibe and we’d like to keep it that way.

About us:

- Peggy (she/her): I’m 29 and I manage the kitchen and cafe of a women’s health and wellbeing charity. I’ve lived here since June 2024. I love cooking and tend to make something from scratch most nights of the week. Cycling is a huge passion- specifically bikepacking. I’m also an architecture/urban infrastructure nerd, reader, and film-goer.
- Hannah: I'm 31 and work in disability rights and I'm also involved in other lefty organising including around climate justice. Otherwise I also enjoy books, TV and nature.
- Emily (she/her): I'm 29 and I’ve lived in the house since March 2025. I work as a film and TV journalist and I’m often at the cinema in my free time too, but I also like film photography, (badly) doing yoga, reading, and the occasional queer techno or pop night.

Ideal housemate:

- We’d love to find another queer person to live with 🏳️‍🌈🏳️‍⚧️ – but at very least you need to be queer and trans inclusive in your politics and life.
- We’d prefer to live with people 25+ in age but aren’t super fussy if the vibe is good. All genders, backgrounds etc welcome!
- Keeping the kitchen meat and fish-free is important to us.
- As the upstairs rooms are small and noise carries, we’d prefer someone who doesn’t work nights/late shifts regularly.
- The room isn’t big enough to accommodate a desk, and one of us regularly works from home at a desk in the living room. On this basis, we don’t think the room is suitable for someone who works 100% remotely. - We’re open to someone in a hybrid role, depending on the setup you’d need- open to discussion.
- Someone who wants to stick around! We all enjoy living here and making it cosy and homely. We’d love to find someone who feels similarly 🙂

To pass the landlord's reference check you either need to earn a minimum of £33k/PA, have no CCJs, and be eligible to work/study in the UK, or have a guarantor who must be a UK homeowner, have a minimum income of £35.2k/PA and also have no CCJs. These are his requirements, not ours!

Access info:

The house has a 22cm step at the front and a 20cm step at the back. The hallway is 76cm wide and the walkway past the bannister into the living room is 56cm wide. There’s 13 stairs up to the first floor. Let us know if you need any other accessibility-related info!
