Spacious room in a clean, peaceful flat

Hello!

There will be a room available in a nice spacious ground floor flat in Peckham in early October.
The flat itself is situated about a 10 minute walk to Peckham Rye Station and is on a nice peaceful road. It has a lounge, spare room and a garden.
I'm looking for someone who is respectful, cleans up after themselves, helps with a once a week flat clean up and isn't going to be wanting to use the flat as a party pad. (I probably sound like an absolute monster but I promise I'm not!)
A bit about me: I'm a chill guy who likes the peaceful life and mostly keeps myself to myself. I love music, football and the great outdoors. I come with a cat, he's called Frodo and he's super cool, everyone loves him :) Im not much of a drinker but I do blaze up so that's probably something to bare in mind. I'm extremely respectful with it and you probably would never notice anyway.

Bills come to about £120ish each.

WiFi: £44
Council tax: £115
Octopus energy: £80ish (more in winter with heating)

Water: £200ish every quarter

These are the full amounts before being halved.
