We have a double room in our flat in Peckham Rye available from 14th November with flexible move-in date no later than 1st December.

Please reply and tell us a little about yourself. We're doing in-person viewings only, as we would need to meet potential new flatmates in person before offering a room.

About us:

I'm Laura - I’m in my 40s and am an artist/writer/creative.
Ben is in his late 20s and works in game design.
Marcus is in his 30s, works in retail and writes comedy.
Stevie Steve Stevens is a dragon panda cat who volunteers as a sort of mega hero.

We're warm, friendly, mellow, respectful and quiet. This is a home to relax and chill in, definitely not a party flat although guests are welcome.

About you:

You're 30 - 50 years old. You clean up after yourself in communal areas (ie wiping surfaces & the hob after cooking, washing up/dirty dishes not left in the sink, putting dry dishes away etc.) and mindful about picking up toilet roll etc when you see it running low. You’re happy to engage in the weekly cleaning rota and you're fond of cats!

Room is unfurnished, approx. 9m square and has a built-in closet, a storage space above the closet. The flat is above a shop and faces right on to Rye Lane (so there is some street noise). We’re a 5 minute walk to Peckham Rye station, so well located for the overground and trains into the city.

The rent is £550 per month, plus bills (currently running at approx. £120 for council tax (Band C), internet, gas, & water). Rent and bills are paid forward in advance on the 1st of each month. Electricity is on a pay-as-you-go stick which we add to household costs ( (toilet roll, cleaning products etc), and split at the end of the month - this usually comes to around £15 each.

The deposit is £523. There is also a £50 admin fee for adding your name to the tenancy, to be paid to the landlord upon moving in.

There’s a shared kitchen, with gas hob/electric oven, fridge/freezer, microwave and a washing machine. We're pretty much at capacity for plates, glasses and gadgets, so best you don't have much/any of those. Shared bathroom, as well as an additional shared loo in case you’re caught short and someone is showering.

There’s no shared living room.

We have a friendly, communal vibe with our neighbours in the two flats above. We share a large rooftop garden where all kinds of stuff gets grown - last year we grew an assortment of tomatoes, tomatillos, courgettes, aubergines and cucumbers. There's also a hammock, a picnic bench and room for bikes. In the summer, we’ve been known to gather with popcorn and watch a movie outside on the projector.



The flat is a LGBTQ+ safe space. Laura has rescue cat called Stevie Steve Stevens who is very friendly and polite - please only respond if you like cats!!
