Description
One of our lovely housemate is moving closer to their work, and we are looking for someone to join this wholesome place, in none other than London’s most desired post code south of the river SE20-Penge! (As featured recently in Time Out and the Sunday Times 2025!)
Room: Cosy double, 630 pcm + bills (110 - 140 max each).
Sunny south-facing garden room available! The room is on the smaller side, but is really cosy and has excellent natural light, with a big window that looks out onto our garden and space for a double bed, clothes rail or chest of drawers, and there is additional storage throughout the rest of the house. The room is peaceful and quiet, as we are on a residential cut-de-sac with double glazed windows and lovely neighbours.
Flatmates:
Flo (she/her, 27) a working professional in law. Flo is easy going and always up for a chat, game of tennis or house dinner (she is our resident pasta maker).
Lauren (she/her, 30’s), working professional in video games, a theatre and snack enthusiast with a love of all things Real Housewives.
We really value keeping the house homey, and we are looking for someone who prioritises a clean, respectful and friendly / social home. Ideally someone working daytime hours.
LGBTQIA+ friendly and looking for someone with shared values.
Bills:
Bills come to roughly £100-140 p/m (at the top end).
The house and room came unfurnished. To cover the cost of the house furniture and kitchen appliances, there's a one-off refundable payment of £60 which will go to the flatmate moving out. Please note - the bedroom comes unfurnished. The £60 will be returned to you at the end of your tenancy. This means we all share the cost of the existing furniture and means we don't have to buy new furniture each time someone moves out! (Happy to answer any questions on this).

10 minute walk to Crystal Palace park!
There are also plenty of bus routes nearby.

The contract is currently rolling, and we are looking to sublet the room long-term to avoid another rent increase if possible, or there is the option to fix for a year (with a likely increase).
Deposit: £500 (TBD).
The house is run through an agency, so all of the usual checks will be run.
