THE FLAT
This is a three-bedroom flat across the road from Penge East station (20 mins to Victoria) and a 10-minute walk to Sydenham Overground Station and Crystal Palace Park. There's a large shared living/dining room, a separate kitchen, a toilet, a separate shower room and a guest/office room.

THE ROOM FOR RENT
The bedroom for rent is 12'3 x 11'4 and furnished with a double bed, a wardrobe, a chest of drawers and a desk. If you'd prefer the room unfurnished, that can be arranged!

NO EXTRA BILLS
The rent includes all bills. That includes subscriptions for all Sky channels, including Sky Sports/Atlantic/Cinema etc. There's a 55" Sky Glass TV in the living room and you'll be able to get all the channels in your room too if you like.

FREE PARKING AND SECURE BICYCLE STORAGE
The flat has a secure outdoor storage unit that is large enough to store a few bicycles. You'll be welcome to use that if you like. There is free parking on the surrounding roads.

HOUSE RULES
The house rules are simple: please clean up after yourself and respect the flat! No Class A drugs and no pets (sorry!).

ABOUT ME
You'll only be sharing the flat with me. I'm a 36-year-old professional working full-time (away from home) and I've lived in house shares for the past 12 years while I've been in London (I recently bought this flat). I won't be the kind of landlord who tries to ban you from having a social life / guests etc. As long as you respect the flat we'll be cool!

MOVE-IN DATE
Will realistically be from August 1. I'll be holding viewings as and when I can from this Saturday. I'm not in a mad hurry to rent out the room, it's more important to get a good fit, so it won't be suitable for someone who needs an immediate move.
