Description
One of our lovely housemates is moving in with her partner, and we are looking for someone to join this gorgeous wholesome house from the 27th August), in none other than London’s most desired post code south of the river SE20-Penge!! (As featured recently in Time Out and the Sunday Times 2025 we-hey!)
Room: Large double, 715 pcm + bills (110 - 140 max each). Pics incoming!*
Large double room available! The room is light and airy, with two huge windows providing lots of natural light looking out onto our leafy quiet street. There is ample space for a double bed, wardrobe, clothes rail or chest of drawers, and there is additional storage throughout the rest of the house. The room is peaceful and quiet, as we are on a residential cut-de-sac with double glazed windows and lovely neighbours.
Flatmates:
Selina (she/they, 28) a working professional in a library. Selina is easy going, loves crochet and crafting and is always up for a chat.
Lauren (she/her, 30’s), working professional in video games, a theatre and snack enthusiast with a love of all things Real Housewives.
We really value keeping the house homey, and we are looking for someone who prioritises a clean, respectful, friendly and social home. Ideally someone working the usual 9-5 daytime hours.
LGBTQIA+ friendly and looking for someone with shared values.
Bills:
Bills come to about £100–140 per month, depending on usage. They’re paid on the 20th of each month, starting from the month you move in. You won’t be charged for the month you move out.
The house and room came unfurnished. To cover the cost of the house furniture and kitchen appliances, there's a one-off refundable payment of £60 which will go to the flatmate moving out. Please note - the bedroom comes unfurnished. The £60 will be returned to you at the end of your tenancy. This means we all share the cost of the existing furniture and means we don't have to buy new furniture each time someone moves out! (Happy to answer any questions on this).

Please note there is a staircase to access the room, with no alternative accessibility route.

The house is situated on a quiet end of road street, so no noise from traffic passing by.
2 minute walk to Penge East Station (20 mins to Victoria & Blackfriars).
8 minute walk to Penge West station for the overground (23 mins to London Bridge) (11 minutes to East Croydon)
10 minute walk to Crystal Palace park!
There are also plenty of bus routes nearby.
Move-In Date:
Available from 27th of August 2025.
The contract is currently fixed until next April 2026), with the option to go rolling or fix again.
Deposit: approx £780 (TBD agents confirming).
The house is run through an agency (who are really good with any issues or repairs), so all of the usual checks will be run.
No pets unfortunately (but loads of friendly cats on our street), and the housemate must be employed as the agency requires references as part of their checks.
Also, feel free to bring any furniture, as our housemate who is leaving will be taking one of the sofas, dining table and alfresco dining outside.
