Hello! We’re looking for a housemate! Please read the whole post before contacting!

Our beloved housemate is moving out and we’re looking to find someone new to join the house! Move in date would be 23rd September 2026 (or anytime after, but rent etc would start then!)

Key Info:
- SE London: Penge, SE20. Household of 4 (plus cat!)

- Rent is 425 a month (room is small!), bills are around 100. Deposit is one month’s rent. Council Tax band D.

- We have a cat! He is either outdoors or indoors at any given moment. Because we have him, we’re not looking for anyone with any pets sadly, he’s had quite the past so another cat living here for example wouldn’t be a good idea.

- Prioritising queer people! Not looking for couples moving in together (but having a partner is fine obviously). Looking for people similar in age to us (23-27)

- We are not a party household! We occasionally have friends over and small gatherings but these are far and few between (minus the film club I might be starting, but these will be small)

- Send us information about yourself (which will be at the end so please read until then!)

Rent and Bills:
So rent is £425 a month for a small double room on the first floor. Bills are around 100 a month, we each take a set of bills and pay them and then split through Splitwise. We split shared products like toilet roll and dishwasher tablets too but we usually take turns with smaller products like washing up liquid.

The room:
The room is a small double! Photos are attached, you can’t fit a desk or anything of the like in there but it’s cosy! Rent price is reflected, I have a larger room for example so I pay more! There are a few cupboards and an attic for extra storage space though.

Access Info:
Bedroom is on the first floor. Bathroom is on the ground floor. There are two steps going down into the kitchen and hallways are quite narrow so not very suitable for wheelchairs. There is a small ledge leading up to the front door and a small ledge into the house from it. There another ledge going from the kitchen to the bathroom / outside. The house is scent free minus whatever we’re cooking and occasional air/carpet fresheners. There’s a doorbell and a knocker on the door.

Facilities:
We have a full bathroom downstairs, past the kitchen with a shower and toilet. There’s another toilet upstairs too. We have a washer/dryer for clothes, a dishwasher for… dishes and a lovely garden (if you’re good at gardening that would be a bonus because the rest of us.. are not) and a nice little living room too. There’s a cupboard under the stairs where we keep cleaning tools and cat food etc and one upstairs (that’s quite high) for more storage along with the attic. The high street is a 10 minute walk away and has a ton of shops including a fairly big Sainsbury’s with an Argos, a few pubs and some food places too.

Transport:
We’re fairly well connected here! There are number of buses that go to various parts of London although take a bit of time depending on where you’re going. We have national rail lines that go to Victoria in about 20 minutes and the overground isn’t super far either.

Penge East or Kent House stations - 10 minute walk

Penge West or Sydenham Overground - 20-25 minutes walk

New Beckenham station - 16 minute walk

Application Process:
We deal with our landlord directly so no agencies involved. Benefits are accepted. Referencing will include proof of employment / benefits, past proof of rent payments, past landlords and bank statements.

About Us:
We’re a queer household and whilst we’re prioritising queer people to move in, we’re open to everyone but you must be respectful of this always. We’re also looking for people with similar values to us, we all lean left here! No racism, homophobia, transphobia, misogyny, ableism, any of that here! We won’t be afraid to call you out on it either.

We’re all quite chill, we occasionally spend time together in communal spaces but also value time to ourselves. I for one, love being a homebody who nests up in their room but will occasionally pop down for a chat or beg you to come to the cinema with me (this usually doesn’t happen though, sigh..). There are meat eaters amongst us but very respectful of non meat eaters! We mostly share pots and plates etc and there is a shared cutlery drawer but two of us also own our own cutlery that only we use (neurodivergence…)

We have a cleaning rota that rotates tasks every week. We’re passionate about a clean house but also understand if people are unwell or away and are happy to swap tasks if asked.

A bit about us:
Jojo (they/them): I work in film/tv as a camera assistant. I freelance so sometimes you just won’t see me because I’m working non-stop and other times I’ll be at home asking if anyone wants to go to the cinema on a Wednesday afternoon. Definitely the funniest and most charming person in the house by far, your friends WILL love me (and if they don’t, their loss). Yes that is my actual last name, no I will not be taking questions.

Libby (she/her): Libby works in admin and owns the little guy who lives in the house (the cat). When she’s at home she’s often doing a puzzle in the living room and watching some TV, she’s very chill.

Estelle (she/her): Estelle works in healthcare, can play a million instruments somehow and is a lover of assorted trinkets. Due to personal reasons though she’s mostly away from home and is planning to move out towards the end of the year so you may not see too much of her before then, but she pops in from time to time.

Milo: He’s the man of the house. A no-nonsense cutie. He’s the cat if you couldn’t tell. He’s quite wary of new people initially but once he warms up to you he will trick you into feeding him… do not listen.

About You:
Again, we’re looking for someone clean and friendly who can settle into a fairly relaxed household. It would be great to know about you so send us a message with what you do for work, what your hobbies are, your favourite film (I will be judging, the others not so much) and any questions you may have for us!
