It is a beautiful spatial, light room and private from the rest of the house. double room, with a beautiful ensuite shower and toilet, that has just been repainted. Opaque glass bricks form the majorIty of the wall between the bedroom and bathroom, enhancing the light, airy quality.

There is a "Juliet" balcony overlooking the garden.

We'd like to offer a microwave, kettle and fridge upstairs, to make you as self sufficient as possible, but the kitchen is available for making food etc.
We're looking for a single, not a couple, ideally a professional, or student who regularly goes out to work or college.
The house is ideal for a commuter, someone who needs peace and quiet in lovely surroundings.

The room is very quiet, and you can't hear anything from below, and we can't hear you, because the insulation is very good.

When we are away please feel free to use the rest of the house, garden, sitting room etc.

STORAGE
There is plenty of storage, with a wardrobe, 2 chests of drawers, and a grey bedding chest.

HOUSE
The remainder of the house is a four bedroom Victorian house on two storeys.

There is a brand new kitchen, with all appliances, including air fryer, microwave, oven, induction hob, double fridge with ice maker.

There is Virgin "Volt" WiFi, 500mg/s.

GARDEN
There is a 30 foot garden, backing onto a bank, full of trees, which is full of greenery, and relaxing throughout the year, creating a relaxed atmosphere in the house, and especially the top bedroom.

BILLS
All bills are included water, gas & electricity, broadband (virgin) (except landline phone).
Minimum let is 6 months, with a two month grace period for either party, to finish the contract.
We are in area Council Tax D, which is included.

REFERENCES
Please supply references, from work and former landlords please.

I will provide a Lodgers Agreement, which will be the contract.

AREA
The area is a rich area for restaurants, there are SPECTACULARLY GREAT Award Winning Italian & Indian/Nepalese restaurants that are delicious, within 2 minutes walk and a match for anywhere in the world!

There are 3 brilliant pubs, that all serve delicious food within a short walk:
The Bridgehouse (also amazing theatre/comedy): 7 mins walk.
The Alexandra: 2 mins walk, great food & music.
The Goldsmiths: 3 mins walk, great food/quiz nights etc.

There is the amazing Crystal Palace park, great for jogging, picnicking and only a short walk to the Crystal Palace triangle, full of cafes, bars, great markets and the Everyman cinema.

TRANSPORT
There is exceptionally easy access to central London from a wide variety of stations, all within easy walking distance.

Penge East to Brixton(Victoria Line): 7 mins
Penge East to Victoria: 15-17 mins
Penge West Station is 10 mins walk away (Overground): Penge East is 7 minutes walk away.

You can be in central London within 35 minutes.

Gatwick Airport is very accessible either by car or by train.
