HUGE room, CLEAN, balcony, riverside

Massive room (the size of 4 double beds!) available for a CLEAN (top priority!) & respectful female (preferably, but extra clean males considered); with your own private balcony, sofa and lots of natural light. :) After 3 years living with us, our housemate is sadly moving out of London, so we're looking for someone new to join us. I've been living in this house for 9 years and love it!!
We're ideally looking for someone that doesn't work from home every day

ALL BILLS included - super fast internet (1GBps!), water, 24/7 heating, council tax, electricity.

All 3 of us are very CLEAN and respectful - a priority in the household. So we are looking for someone who is the same.

- Very central (Zone 1)
- 12mins walk to Victoria station,
6mins walk to Pimlico station
- very nice, quiet & safe area by the river
- walking distance to Buckingham Palace, London Eye, Battersea park, Battersea Power Station and more
- small Tesco supermarket round the corner and a huge Sainsbury's 10mins walk.
- Gym 2 mins walk

- 4 bedroom with 2 WC and 1 shower (no living room but this room is pretty much 2 in one it's so big!)
- Lots of natural light during the day around the whole house.

- balcony with your bedroom (for your private use only)
- just outside our house are trees and green spaces

- strictly non-smoking house
- We love a peaceful safe home :) so we're looking for someone who like us, doesn't get wasted or do drugs in the house. We don't do parties in the house as respect for each other.
- We don't wear outdoor shoes round the house to keep it clean (hence less cleaning for us to do haha), we've got a shoe rack as soon as you come in
- ideally we're looking for someone that wouldn't be frying with spices regularly as it stinks up the whole house
- cleaning rota for the common areas, once a week; since it's 4 of us your turn will be every 4 weeks. If you're not able to clean to a high standard you can choose to get our cleaner (which we do) for £30

You'll be sharing with me and my boyfriend (we occupy 2 of the 4 rooms) and we have a guest room. The room available is downstairs, the rest are upstairs so you have the floor to yourself. We're both professional violinists so you can occasionally hear us practicing/recording, always at reasonable hours of course and we try as much as possible to do it when no one is home.
Also when me and my boyfriend talk/hang out we stay in the room that's the furthest from the room available- the current housemate confirms she can't even hear us speak.

As musicians we'll be out for work when most people come home, so you can enjoy a house to yourself especially at the weekends as that's when most of our work is...!
We're looking for someone that is respectful in the mornings (ie doesn't bang the doors and hits pots and pans while we're asleep...), we reciprocate by coming home extremely quietly the occasional days we work evenings
