Private landlord (super kind landlady) with no fuss and always helpful - 2 double-bedroom flat in residential area, round the corner from the District line.

About the flat/room:

- On West Hill which is so convenient for transport - buses on doorstep and round the corner from District Line, + mainline train stations.
- Purpose-built low rise (only 16 flats, 8 in our block) - so literally NO neighbours on our walls (just above and below, and across the corridor).
- Pristine communal front/rear gardens - set back from the road with hedges/trees in between, so it really is SILENT! Paradise for light sleepers, or WFH-ers.
- Huge living room (space for yoga if that's your thing!), separate to well-fitted kitchen (new washing machine + fridge/freezer + usual appliances like microwave etc). And yup, Nespresso machine and pods well-stocked!
- Your bedroom is the largest, and huge (4.8x2.8m) - as well as massive windows spanning the whole width for incredible natural light (rear-facing, super quiet).
- Bedroom has enormous storage, newly furnished (new bed/mattress, table).

About me:

Work in the City (v flexible but 5 days office by choice) and lived in SW for a decade so this fun and vibrant community is defo "home"!

I maintain very high personal standards so promise to be clean and tidy, I take great pride in an immaculately turned out home and self! I am extremely active so aim to be out and about as much as possible - be it going to the gym (and a cheeky spa) or horsing (literally!) around in Hyde Park!

I'd be out for most of the day so especially important to me that I can return to a warm and cosy home - but it will feel like you have the whole flat to yourself most of the time (I rarely ever use the bathroom/kitchen/lounge...)

I'd be absolutely keen to hang out or equally, respect your personal space.

Rarely cook, but don't mind if you do and hope to learn! Cupboard is forever stocked with healthy treats!

Finances:

- We HATE petty politics - it's a home to relax in, not bicker! So hassle-free please!
- Rent is £1200 all-inclusive to save splitting bills/rent etc - broadband, council tax, gas/water/electricity. We've all seen the news that bills keep rising, so it's peace of mind being all-inclusive!
- Rent paid at least month in advance.
- Contract direct with landlady, notice period 1 month.
- £1200 deposit before moving in, separate to first month's rent.
