A furnished, self-contained studio room in our semi-detached house, situated in a pleasant residential area opposite a common.

The studio has its own independent entrance through a garden gate and a well-maintained garden. It has a small kitchen area and an en-suite bathroom/wet room, providing a comfortable and private living space. Please see photos.

A washing machine is available in a shared area of the main house.

The rent includes bills (excluding electricity), Wi-Fi and a cleaner every two weeks. Electricity is paid for separately via a prepayment meter, allowing you to monitor and manage your own usage.

Location and transport

* Opposite the common, ideal for enjoying some green space.
* Approximately one mile from Raynes Park railway station, with trains to Waterloo taking around 20 minutes.
* Convenient for Morden Underground station on the Northern line.
* Just a few minutes' walk from the 163, 164 and 413 bus routes.

Who we're looking for

We are a mature professional couple looking for a friendly, considerate and tidy lodger who will appreciate a peaceful home environment. Ideally, the studio would suit a non-smoking professional, preferably female.

If you're looking for somewhere comfortable and quiet to call home, we'd be delighted to meet you and show you the studio.

We are looking for someone who respects our home and privacy. The accommodation would not be suitable for someone who enjoys a party lifestyle or regularly has overnight guests.

References will be required, along with a deposit equivalent to one month's rent.

A Monday-to-Friday arrangement would also be considered.
