Flatmate required for a lovely two bedroom flat in Roehampton. Male or female, professional, non-smoking and housetrained please! The room is available from January 27th.

The flat consists of an open-plan kitchen/living room with TV, Freeview, DVD, 5. 1 Surround Sound and a kettle that glows blue, which is kind of cool; bathroom with bath and shower (great water pressure too); laundry drying room (very handy); hallway and two bedrooms. Wooden laminate flooring in the hallway and living room, marble flooring in the bathroom and carpeted floors in the bedrooms. There’s also a balcony overlooking a garden with lots of squirrels, green parakeets and other birdlife in abundance. The flat has been recently refurbished to a beautiful standard, and is very bright and airy. Entry to the block is by electronically secured main door. It’s in a quiet location, and practically right next to the beautiful Richmond Park, as well as Putney Heath and Wimbledon Common, so there's lots of lovely peaceful greenery within very easy reach. There is ample parking with no restrictions, so no permit is required. There are excellent transport links – the 72 bus runs 24 hours and its route starts and terminates right outside the block every 12 minutes or so (so it's empty when you get on it!), taking you to Barnes station (which comes from/goes to Clapham Junction and Waterloo) in 5-10 minutes, Hammersmith (from where you can take the Piccadilly, District, Circle or Hammersmith & City lines) and Shepherd’s Bush (Central line and overground, or drops you off right outside the BBC). There’s also the 265, which serves Putney one way and Tolworth the other, and the 85, which serves Putney and Kingston. So it's 5-10 minutes on the bus to Barnes overground or Putney tube stations (District line), or 20 minutes or so to Hammersmith. There are also direct buses to Richmond, Wimbledon, Clapham, Victoria and South Kensington. I've found a lot of people tend to have a bit of a blind spot when it comes to buses and tubes, thinking that if a place isn't within 5 minutes walk of a tube it's way out in the sticks - I work in Holborn and I can be there in 45 minutes. It’s also a stone’s throw from the A3, which is one of the main roads in and out of London. There’s a huge Asda nearby for all your shopping needs.

Rent is £550 per month. This includes heating and hot water, building service charge, wireless broadband, TV licence and Council Tax – Wandsworth Borough is the cheapest Council Tax band in the country, which right next to Richmond (the most expensive), is one of those peculiar anomalies of London life. The only thing it doesn’t include is electricity, which is on a pre-pay key meter and is usually no more than a tenner each every few weeks; and water, which is metered and billed on a six-monthly basis. The average water bill is usually around the £60-£70 mark.

A little about me. I’m a young 40, originally from Bolton, laid back and creative. I prefer a nice, relaxed, co-operative, homely atmosphere, and that's part of the package on offer. Those DVDs you see in the video are there to be watched! No couples (sorry) and no Nigerian scammers offering to send me a cheque for five times the deposit and asking me to return the difference via Western Union. I’m really not that daft.
