Female household. The room contains a double bed, side table and clothes storage (hanging and folded). Other than cupboard space for kitchen equipment, there is no additional storage outside of the bedroom available to the lodger. The room is available from 1 February 2025.
The flat is in a central zone 3 location with brilliant transport links into the City - Pontoon Dock DLR station is a short 3 minute walk away from which you can reach Canary Wharf in 13 minutes and London Bridge in 22 minutes. We are also a 5 minute bus drive/ 15 min walk to Custom House Elizabeth line station. The calm and peaceful flat is in a friendly residential area, has a large bright balcony, well kept communal gardens, concierge parcel service and a 24hr door security team. The bedroom has views over Thames Barrier Park which is a 2 minute walk away and has a lovely walking path along the river and beautiful landscaped gardens. There are some great independent coffee shops and restaurants nearby, as well as a Sainsbury’s local, pharmacy, doctors surgery, hairdressers/barbers and riverside pub. Stratford station/international and Westfield shopping centre is 15mins away on the DLR. The lodger will have access to the double room, kitchen area and balcony (not the living area) and a shared bathroom. Please take the time to consider if this arrangement will work for you before expressing interest.
The flat is thoughtfully furnished and homely. I also have a cat who keeps herself to herself but can be nervous, so the room would suit someone with experience of living with a cat, though this is not essential. I keep the cat’s litter tray outside of the flat on the balcony - so don’t worry, no bad smells! I’ll of course take care of anything relating to her care/cleaning. This room won’t be suitable for those allergic to or nervous around cats.
This flat is well suited to a lodger who is friendly but independent and happy to occupy themselves, is primarily looking for a room only base and does not work from home everyday.
It is very important that the lodger is respectful, hygienic (including good personal hygiene) and able to keep the space clean. This means looking after personal areas too, so washing bed sheets and towels regularly, drying towels and keeping all areas ventilated. I clean the shared areas weekly (this consists of cleaning the bathroom, kitchen and hallway) which is included in the rent. I still expect the lodger to clean up after themselves day to day to keep the space comfortable for us both. This means ensuring the bathroom is as it was found after use, cleaning up the kitchen after use (wiping down counters, taking it in turns to take out bins, putting plates in the dishwasher and emptying, not leaving dishes overnight, using the extractor fan when cooking) hoover/sweeping floors as required.
I do a monthly/fortnightly shared cleaning products shop which typically includes: bathroom cleaner, antibacterial wipes, handwash, bleach, loo roll, kitchen cleaner, kitchen towel and dishwasher stuff. This usually costs around £15 each per month.
The flat is a no shoes household.
This flat is not suitable for smokers or those who take drugs of any kind. Guests should be invited to your room only and no overnight guests.
This ad is for a lodger for an initial period of 3-6 months and then a monthly rolling contract thereafter. Please only contact me if you are comfortable with this arrangement.
I will conduct references through a third party organisation and require proof of employment.
A deposit of 5 weeks rent will be required (£1040). A holding fee of £210 is required to secure the room, which will be deducted from the deposit.
