THE ROOM
Lovely double room facing the garden at the back, ground floor. Extremely quiet. It is furnished with a wardrobe, a double bed and a desk/table and some shelves. Perfect for a young professional.

EXCELLENT LOCATION AND SHOPPING FACILITIES: 3mn walk to Seven-Sisters Tube (very fast Victoria Line, 10 mn from Kings Cross/ Euston). Excellent shopping facilities (Tesco 3mn walk, Tottenham Hale Retail Park with Lidl, Argos and many more 10mn away)

THE HOUSE & HOUSEMATES
Friendly educated professional housemates (not a party-house, sorry). They are looking for like-minded person. There is a very friendly vibe in the house.
- A super-efficient landlady complying with health and safety regulations.
- Cleaner coming generally once a week included in the rent. This is a super clean house. Please only apply if you are also clean and tidy.
- A very good kitchen with plenty of storage, a washing machine and 2 fridge-freezers.
-2 separate bathrooms for the house: one full bathroom upstairs including toilet, plus one separate shower room and toilet downstairs.

ALL BILLS INCLUDED: Broadband, all bills (with the exception of TV licence if required by tenant)

LETTING CONDITIONS:
- You have the legal status to live and work in the UK
- The age group (roughly 23 to 35) is important, as required by current housemates
- The room is for single occupancy only, no couples sorry
- Young professional graduates preferred with excellent English, with a regular job during the day (only 2 days WFH in the week max). No night shifts due to noise problems.
- You must be law-abiding, ZERO tolerance for drugs, even soft ones,
- No smoking, inside or outside
- You must be clean and tidy. The housemates keep the house in a very clean state and they are looking for someone like-minded.
- The room is free from the 25th May, so we are looking for someone who could move around this date.
- The absolute minimum is a six months tenancy but preference for tenants who would like to stay longer.
