Hi all, one of our flatmate is leaving to move in with his partner and we are looking for someone to potentially take over his room

ABOUT THE FLAT:
The room is a double bed room available in a new development literally outside of Seven Sisters Tube Station. The building comes with range of facilities: 24-hour gym, Wi-Fi, rooftop terrace (amazing for fireworks), lounge/co-working space (air conditioned), pool table, conference room, 24-hour security with secured parcel storage and bike storage.

As we are currently living in the flat already, it will come with all appliances in communal areas that you are free to use (with love and care): TV, speakers, kettle, blender, microwave, toaster, air fryer etc. and we typically share all cutleries, cooking utensils, cookware and dining ware.

We have two options for the room as we are relatively flexible with moving rooms.

Ensuite double bedroom - £1250/month (including WiFi) + 1 month deposit (excluded bills ). It is fully furnished with chest of drawers, bed+mattress and wardrobe.

Double bedroom (shared toilet) - £950/month
(including WiFi) + 1 month deposit (excluded bills ). It is fully furnished with chest of drawers, bed+mattress and wardrobe.

The building is just 1 minute walk from Seven Sister underground/overground stations where's 20mins away from Liverpool Street or Oxford Street. There is a pure gym literally right downstairs, so very convenient if you are a gym rat.

ABOUT THE FLATMATES:
I have been in the flat for 2 years now and absolutely love how convenient the location is as well as the building management and of course, the flat that gives us sunset view daily.

Nigel - Late 20s, works as an infrastructure engineering consultant. Sometimes I would travel to sites or clients offices so usually WFH 2-3 days a week. Enjoy movie nights, occasional flat dinner and wine and impromptu drink at the pub.

Charlotte - Late 20’s, work in operational risk & resilience. Also in the office or travelling to sites, WFH 2-3 days per week. Enjoy spending time with family & friends, and exploring new places.

We sometimes will cook and have dinner/wine together and enjoy the occasional drinks in local pubs / wine bars. However, we also respect people’s space and privacy at the same time.

WHAT WE ARE LOOKING FOR IN THE NEW FLATMATE:

- Clean and tidy (very important for us, we normally do a weekly clean) but would be understandable on certain occasions where we are hungover or overworked.
- A professional (not student), ideally over 25.
- Sociable but also respect each other's space and privacy at times.
- Conscious and mindful about utility usage (e. g turn off heating or lights when not used or if nobody is home)
- Easygoing and love food/wine will be a plus.
- Treat the flat as a home instead of a party house or temporary accommodation.
- LGBTQ+ friendly
