My lovely housemate is moving to Margate, so I’m looking for someone new to move into our gorgeous, bright flat a short walk from Seven Sisters station!
Key info:
• Rent: £960pcm
• Bills split between housemates, totalling about £130 each a month (covering energy, water, council tax band C, internet)
• Deposit: £908.65
• Available from: Flexible start - anytime from mid-May to 1st June
• Location: 10 minute walk from Seven Sisters station, 15 mins from a big Tesco, right next to two lovely coffee shops/bars
• Benefits: Landlord (L&Q) sadly doesn't accept benefits at this time. There are stringent affordability checks that require you earn at least £35-40k(ish) annually and they check 3 most recent paychecks/bank account deposits. They don’t accept guarantors but there is potential wiggle room if you have substantial savings.
• Access: The flat is on the 4th floor and there is a lift. The entrance to the building and flat is step-free with level access to the bedrooms, bathroom, and living area. Shower has a small lip (approx 10cm), with ample room for a stool.

• Flatmate: You'll be living with me, a queer professional who works at a sexual health org and freelances as a journalist. I’m laid back and value having a quiet, calm (and clean) living space - I love having people over for films or dinner, but don’t tend to host parties.
• You: someone friendly and conscientious who has their own life and thing going on, but is equally up for the occasional flat dinner and an enthusiastic reality TV session on the sofa. 25-40 y/o preferred, but there’s flex on this for the right person. I'm keen to keep this as a queer household. :)
• Contract: currently to 14 July, but this will be updated to become rolling in line with the Renters Rights Bill (coming into effect 1 May). You will take over the contract from the housemate who is moving out.
• Pets: Pets are welcome - small pets don’t need landlord approval but cats/dogs require written approval which is generally easy to get.
