Room available in quiet area of Shepherds Bush with balcony and direct access to the garden.

Unfortunately our housemate Martin is moving out, opening up a space in our house, and we are looking to replace him with a friendly housemate that fits into our little group. Ideally we’re looking for someone over the age of 24, as we want someone mature enough to clean up after themselves, reliably pay rent and who we get on with.

We are three guys, Rick (39), who works in software development, and Kristian (28) and Luke (29), who work in the film industry. We are a social bunch and can be frequently caught chatting in the kitchen, and we watch TV and films together.

It’s a four bedroom house, with a full bathroom (including bath and shower) and a separate second toilet, full kitchen and separate lounge (which comes with a TV), over two floors. We also have a private back garden, where we mostly grow vegetables and herbs that you’re welcome to use. We use the space to host barbecues in better weather, and these is space for a bike if you have one.

The area is just off Askew Road and very quiet with friendly and quiet neighbours, with the room located to the back with your own private back door and balcony, and stairs down to the garden so you have direct access to it, and we’re five minutes walk from the local shops, which includes the usual Tesco, Coop and Sainsburys, as well as a local butcher, two bakeries, multiple coffee shops and an excellent wine shop.

Nearest station is Stamford Brook on the District Line, but we’re also in walking distance from Shepherd’s Bush Market and Goldhawk Road (Hammersmith and City/Circle Line) and Acton Central (Overground), and Westfield is 20-30 mins walk away (Shepherds Bush station is there with the Central line, and you can get multiple buses that way)

The rent is £730 a month, with bills and council tax adding roughly another £80-90 on top, so about £800 a month total. There’s no smoking inside the flat, it’s not wheelchair accessible unfortunately, and there’s currently no pets in the house. Deposit is £732. On street parking is available with a permit.

Ideal move in date would be 1st of July. Landlady is lovely, and we have a good relationship with her and want to keep it that way, and we contact her directly to get things solved quickly, and the application will be subject to the usual checks by the letting agent.

Contact us to arrange a viewing, at the moment weekday evenings (basically any time after work) work best for us as we’d prefer it if you can meet all the housemates so we can have a short chat after showing you the house as it’s important to us that we feel we’ll get on well with you, but if your schedule doesn’t allow that let us know and we’ll see what we can work out, there’s almost always someone in.
