Large double room on the garden in family home

We are looking for a lodger to move into our beautiful family home on Goldhawk Road, W12. The room is a light, fully-furnished double bedroom with glass doors that open onto the garden.

The room is on the lower ground floor and has its own side entrance. It has a bespoke plywood wardrobe and a desk with a drawer and Anglepoise light. It also has built-in bookshelves. It is next door to our other lovely lodger of two years, Billy, who is 26 and works in fashion retail. There is a shared bathroom (between two) with a shower. The kitchen is on the upper ground floor and opens onto a balcony overlooking the large garden. We have two very friendly cats.
 
We are looking for someone not younger than 22 years old, who will not be working at home 24/7.  It is a household that will be mostly quite quiet during the week but does expand and get busier during holidays and at weekends. I am a writer and editor and have an office in the garden where I publish a magazine. My children are mostly grown up – one is at University, one is travelling and one is at boarding school.

The rent includes all bills and broadband, and a cleaner who comes twice a week.
 
There are great transport links - we are on the 94 bus route and Goldhawk Road Tube (Hammersmith and City) and Ravenscourt Park (District) are a ten-minute walk. We are about a fifteen-minute walk to the central line and overground at Shepherds Bush station.
