Cute affordable room by Shepherd's Bush Green!

Looking for a professional to replace me on our tenancy. Female preferred to keep the balance 🙏 Must be employed and pass referencing checks.

⭐Transport
The location is so great - couple mins walk to Shepherd's Bush tube (central line) and the Overground, 5 mins walk to Shepherd's Bush Market tube (circle/Hammersmith and city lines), and loads of bus stops in the area.

⭐Location
There's loads of great food options as the street is near to Uxbridge Road and Goldhawk road, and of course Westfield is super close! Maybe a bit too handy if you have no self-control like me 🤪
I love living in ✨Chez Bu✨ so I'm sad to be leaving the area! The Green and surrounding is thriving but the street we're on is actually quiet! The room available is at the back of the property too.
You can easily get to Hammersmith and the river, Hyde Park, Holland Park, Notting Hill - so many fab spots.
The room is great value for the location.

⭐Flatmates
The other flatmates are lovely and good vibes, I've enjoyed living here. All three are professionals and are respectful to live with

⭐The house
There's a backyard space, which is so nice to have! There's a veg patch, patio, and we have a BBQ. The room is on the first floor at the back of the house overlooking the garden with nice views of the trees :)
Roomy shared living room with sofa/TV/coffee table.
Spacious kitchen with lots of cupboard space.
Two bathrooms, so you share with one other housemate (female). Extra toilet downstairs.
Under stairs storage for suitcases etc.

⭐Furnishings
The house comes unfurnished, so the tenants own all the furniture in the communal spaces and in their own rooms.
I have a double bed frame with under bed storage, comfy mattress, spacious wardrobe with extra shelving, chest of drawers, and two shelf units - all in great condition. Willing to sell to the next tenant for £100 all in.
The next tenant will need to buy me out of the communal furniture for £100 (sofabed, extra fridge, shelving, drawers, coffee table, etc!).

⭐Bills
Bills are not included and I budget for £120 per month, however, this is less in summer.
