I have 1 x double room available to rent in our lovely, well maintained, spacious and contemporary decorated 4 bedroom Victorian flat in Shepherds Bush, West London.

Non smoker please. There will only be a maximum of 4 tenants in the flat - and we have included the cost of a cleaner who will come every 2 weeks.

We are at the Uxbridge Road end of Bloemfontein Road. It’s about 7 minutes walk from Shepherds Bush Market tube, 10 minutes walk, from the Westfield shopping centre, and 12 minutes walk from Shepherds Bush Central tube stop and Overground station. The nearest bus stop is only 1 minutes walk away. Its in Zone 2 and is close to the A4 and M40- ideal for easy access to central London, and Heathrow and the M4 corridor.

There is a small garden shed in the front garden, big enough to take at least 2 full sized bikes – it has ground anchor points so your bikes will be very secure.

All room rental prices are inclusive of bills (gas, electricity, water, virgin cable / internet + council tax).

The flat has a modern contemporary feel. Its over 4 floors and has a lovely large purpose built roof terrace (3.0 x 3.0m), with a BBQ and garden furniture to seat 6 people – all accessed by walking over a very cool solid glass floor.

There is *loads* of storage designed and built within the flat – including a large area accessed via the roof terrace. We have a wireless alarm system installed as well. And the flat has Virgin plus ready to go, and the wireless is decent too.

DOUBLE ROOM: This bedroom is about 12 x 10 foot. It's fully furnished: Double bed (with hydraulic lift up under bed storage), large triple fitted wardrobe, plus more storage cupboards along the wall at the base of the bed), 1 x chest of drawers, 1 x bedside cabinet. It's on the 2nd floor of the flat, and is at the rear of the flat (= nice and quiet). It has a Juliette balcony opening up to the rear.

Other rooms in the flat:

Main shared bathroom: Large bathroom (2. 8 x 2. 2m), designed with contemporary tiles, a very large walk in shower (1. 4 x 0. 9m) with power shower and a large Jacuzzi power bath.

Lounge: Large lounge (4. 6 x 4. 3m), with a working feature gas fire, large leather sofas and a glass table with a flat screen TV. 2 x full height storage, Virgin plus + internet ready.

Kitchen: Access to open plan kitchen is via the lounge. There is more than ample storage with 19 kitchen units in total. There is a large SMEG fridge, SMEG dish washer, washing machine, oven, gas hob, extractor and microwave. There is also has a breakfast bar measuring 5 x 2 feet. Size = 3. 6 x 2. 8m which seats 4 people (5 at a push). The kitchen is stocked with all the usual utensils, saucepans, cups, plates etc.

The girls would prefer other girls (sorry chaps!). You must be a professional (PhD students would be considered) – and a deposit of £800. This will be refunded at the end of your contract period after an inventory is made and the flat is checked to ensure there is no damage other than wear and tear.

This is a great flat – Early viewing recommended due to price, location and interior spec on offer.

I will also let the existing tenants have the last say in who joins them (they make the final decision) - as I want a harmonious and happy house, so for me a great fit is imperative and absolutely necessary!

As searching for the right people is *VERY* time consuming for all - please don't be offended if I don't get back to you it means that you're unfortunately not suitable and that you haven't made the girls' short list. Sorry. It sounds harsh but I simply don't have the time to follow up with everyone as last time I had over 60 people interested per room.
