Double Room in Hoxton 5 Min Walk to Tube

My lovelyyyy flatmate is moving out :( so I'm on the hunt for someone new to share our little Hoxton home with! We've had the best time living together, and I'm hoping to find someone who'll make it just as lovely.

I have a large, bright double bedroom available in our 2-bed flat in Hoxton (E2), and I'm looking for a lovely new housemate to join me and my cat, Squeaks.

I'd love to live with someone who's warm, down-to-earth, and respectful: someone who enjoys their own space but is also up for a chat, coffee, or wine! Keeping the flat clean, calm, and homely is really important to me. I'd love someone that wants to make the flat their home and add their own flair, as I'm constantly doing little renter-friendly improvements too :)

The room is east-facing with beautiful morning light, comes partly furnished (but can be flexible), and has a great view over London.

About Squeaks 🐾

Squeaks is very friendly and affectionate (she will definitely come and say hello!), so it's important you're very happy living with a cat. It would be great if you have a cat or have lived with one before! She's not your responsibility at all, I take care of everything, but sharing a home with her does come with a few house rules:

- No lilies or other cat-toxic plants or flowers in the flat (I'm happy to share a list of safe ones)
- Windows open only a little, as she's an indoor cat and we're up high
- Cleaning products, medication etc put away
- A quick check that she hasn't snuck into your room, a wardrobe, or the washing machine before you close the door (lol I know)

If you've lived with a cat, most of this will already be second nature!

Move-in date: 8th November (can maybe be flexible)

Viewings: In person. Charlie's still around until then and might even join me for some viewings, so you can meet her too and get the honest lowdown on the flat (and me lol)

I'm Lexi (29, solutions engineer). I'm friendly and sociable: I like coffees, trash telly, gaming, and the usual 29-year-old London gal things, but I also really respect personal space. No pressure to socialise, just a nice balance.

The flat
£1250/month (all bills included). Shared living room, kitchen, two bathrooms (bath/shower + WC), plus a communal roof terrace and west-facing balcony, perfect for summer evenings.

The room
Partly furnished with great storage and a big window. Open to unfurnished if preferred. Our landlord is lovely and happy for light personalisation.

Location
Amazing spot: 5 mins walk from Hoxton Station; 10 mins to London Fields, Brick Lane, Shoreditch & Haggerston; 20 mins to Dalston. Great cafes, parks, and canal walks nearby, with easy transport to Liverpool Street, Old Street (20 min walk), London Bridge and more.
