► LOCATION
We are ideally located in the South Wimbledon/Colliers Wood area, making commuting and daily life incredibly easy:
• Superb Transport: Just a few minutes’ walk to South Wimbledon tube station (Northern Line). You can be in Waterloo or Victoria in just 25 minutes.
• Wimbledon Town Centre: Only 5–10 minutes away by bus for shopping, cinemas, and dining.
• Amenities on Your Doorstep: A massive Sainsbury’s and an M&S are just a few minutes' walk away.

► THE HOUSE
You will be sharing a lovely, clean house with friendly, quiet professionals. We enjoy a peaceful, relaxed atmosphere at home and respect each other's space, making it a great environment to unwind after work.

► THE ROOM
The room is a spacious, fully furnished double room, available from 5th December 2026 to 18th March 2027. The room is available because our housemate is travelling for 3.5 months, so the move-out date in March is firm.

► FINANCES (Pro-Rata Rent)
We want to keep this temporary arrangement completely fair and stress-free for you. You will only ever pay for the exact days you live here. We have already pro-rated the broken months to save you the hassle:
• December (5th – 31st): £728.78 (Enjoy a lower cost for your first month!)
• January (Full Month): £821.00
• February (Full Month): £821.00
• March (1st – 18th): £485.85 (A much cheaper final month to help with your next move!)

► THE DEPOSIT
• Holding Deposit: £200 (Paid when you agree to take the room, which takes the ad down and secures it for you).
• Full Deposit: £400 total (The holding deposit counts towards this, so you just pay the remaining £200 before moving in. This is fully refundable on March 18th).
• No Hidden Fees: No agency contracts, no reference fees, and no administrative hassle.
