Female Housemate Wanted – South Woodford

We’re looking for a female housemate to join us in our lovely home in South Woodford.

We are a friendly, sociable couple (38M and 39F) working in the public and charity sectors. We have busy work and social lives and are often out and about, while also working from home part of the week. We enjoy the occasional chat or shared dinner and are looking for someone who’s sociable but also values their own space.

We’re both vegan, so a vegan or vegetarian housemate would be ideal, though this isn’t essential. We’re animal lovers, and well-behaved pets will be considered. We value a calm, respectful home and are looking for someone tidy, kind, and considerate who enjoys shared living.

The Location
The house is just off the high street, with supermarkets, cafés, and restaurants only a few minutes’ walk away. A Co-op is just 30 seconds from the door. South Woodford tube station is a 2-minute walk away, with frequent bus services even closer. Green spaces are easily accessible, including Hollow Ponds, around 15 minutes on foot—perfect for walking or running.

All bills are included in the rent (council tax, Wi-Fi, water, gas, electricity, TV licence), along with household essentials such as cleaning products, toilet roll, and kitchen roll.

The Room & House
The room is spacious and fully furnished with a double bed, wardrobe, desk, chair, chest of drawers, bedside tables, and built-in shelving. We’re happy to adjust the setup if needed.

You’ll have access to a large, modern bathroom with a bath and walk-in shower. Shared spaces include a comfortable living room and cosy through-lounge with a sofa bed for occasional guests. The fully equipped kitchen-diner opens onto a patio and garden—ideal for relaxing or summer barbecues.

The garden also features a separate office with electricity, Wi-Fi, desk, monitor, printer, and mini-fridge, available for shared use.

We want everyone to feel at home and you’ll have full access to all amenities.

Availability
Ideally, we’re looking for someone who can stay for at least six months, though short lets will be considered. The room is available immediately, with some flexibility for the right person.
